New lease of luxury life for Princes Street corner site

A site at the corner of Hanover Street and Princes Street is potentially set for a new lease of life following the submission of a planning application to City of Edinburgh Council for an exciting mixed-use development.

Undertaken by innovative property developers, RRH Hanover A Limited, the series of five under-used buildings in Hanover Street and Rose Street will be carefully repurposed into a luxury hotel, with associated guest amenities and ancillary accommodation.

The hotel is designed to operate as a bespoke apartment style destination, with each room and suite unique and individually styled.  The 60 bedrooms have been designed to be accommodated within the existing and proposed buildings which carefully knit together the fabric of the site, respecting the historical context.

The development will serve to consolidate the unused space above several commercial units into a series of interlinked properties, with ground floor units reorganised to make the most of their central location, giving opportunities to businesses leasing the ground floor retail units.

The key concept of adaptive re-use of existing properties is to be reinforced by new build additions at Rose Street and Rose Street Lane.  These elements knit together the five blocks of accommodation while improving neglected rear portions of the site and improving the overall universal value of the site.

Development comprises 60 premium bespoke hotel rooms and will be operated by RÌGH Properties. The development also includes the reintroduction of a tearoom on Hanover Street, of benefit to both the local community and visitors. These were once occupied by Crawford’s Tearooms, and development returns these to their former glory, reviving the building’s historical charm.

The founder of the tearooms in the 1920s, William Crawford, wanted them to be an ‘oasis of calm’ in the city centre, and the rooms were decorated and furnished by the artist Robert Burns, a key figure in the Scottish Art Nouveau scene in the late 19th and early 20th centuries.

Other offers include rooftop terraces, providing dramatic skyline views, a fitness studio and guest lounge overlooking the Mound and Princes Street Gardens.

The development will complement the 27 luxury serviced apartments units which are currently being developed by RRH in a refurbished category-A listed at 71 George Street and will be operated under the RÌGH Properties brand. The company also plans to refurbish 73-75 George Street into luxury managed serviced apartments.

Appeal for info after pedestrian struck by taxi in Hanover Street

POLICE are appealing for information after a male pedestrian was struck by a black Peugeot private taxi on Hanover St, near Princes Street, at around 2.25 am this morning (Thursday 17 November 2022).

Sergeant Ross Drummond, Road Policing Unit, Edinburgh, said: “There were four male passengers in the taxi at the time of the crash.

“Unfortunately, they’d left prior to the arrival of police so we are keen to speak to them and the occupants of a white van travelling behind the taxi as they could have information that may assist our inquiry.

“Any information can be passed to officers via 101. Please quote reference number 0248 of Thursday, 17 November 2022.”

Witness appeal following serious assault by white van driver

Police are appealing for information following a serious assault in Princes Street that happened around 1pm on Friday, 20 May, 2022.

A 31-year-old man was on or near the pedestrian crossing when he was punched in the face by the driver of a van at the junction with Hanover Street.

He was treated at the Royal Infirmary of Edinburgh for a serious facial injury.

The driver, who made off in a white van, is described as white, of stocky build, balding with a beard. He was wearing grey work trousers, a blue Nike top and boots.

Police Constable Mihaela Hristova said: “We are keen to speak to anyone who saw what happened or who may have made a note of the registration of the van which the suspect used.

“If you can help please contact us on 101, quoting incident number 1746 of Friday, 20 May, 2022, or make a call anonymously to the charity Crimestoppers on 0800 555 111.”

Final proposals for Meadows to George Street project unveiled

A milestone for Edinburgh’s City Centre ‘Transformation’ has been reached as final designs for the Meadows to George Street (MGS) scheme are published.

The Meadows to George Street (MGS) project will overhaul conditions for walking, wheeling and cycling on some of Edinburgh’s busiest and most iconic streets, as well as enhancing public spaces.

Changes made along the route via Teviot Place, Forrest Road, George IV Bridge, the Mound and Hanover Street will be made in a way which respects and enriches the World Heritage Site.

Plans include segregated cycleways, wider pavements and pedestrian priority areas and have drawn on feedback received through various stages of public and stakeholder engagement since 2018.

The council aims to begin construction in early 2024 and once complete, MGS will integrate with the forthcoming George Street and First New Town (GNT) scheme at Hanover Street, which is scheduled for a construction start later in 2024.

Following the last public consultation carried out in 2019, some amendments have been made to designs.

Amongst these, the two-way cycle track at Hanover Street is changing to one-way cycle lanes on either side of the road to better tie in with the proposed George Street junction under GNT.

A bus gate is also being introduced on Market Street to reduce through-traffic in the area, while footways along the route have been widened further and a new safe cycle crossing over Princes Street tram tracks has been added.

Councillor Lesley Macinnes, Transport and Environment Convener, said: “The transformation of Edinburgh’s city centre will lead to a truly connected, people-friendly place to live, work and spend time in.

“The Meadows to George Street project is one of the first steps to achieving this, as well as supporting our net zero goals by promoting sustainable travel, so it’s really exciting to see the final designs.

“We’ve worked hard over recent years to develop proposals which balance the needs of all those who use the street while prioritising safe and accessible travel by foot, wheel or bike. These plans provide a snapshot of how the route will look and operate in the near future, as part of our broader ambitions for the city.”

Councillor Karen Doran, Transport and Environment Vice Convener, said: “Our plans for Meadows to George Street are key to creating a Capital fit for the future, where healthy, active and sustainable travel is supported, and public spaces are opened up for socialising and relaxation.

“This is one of many projects to transform the way we use our city centre and I look forward to seeing it progress in the coming years.”

The MGS project is principally funded through Sustrans’ Places for Everyone programme, via Transport Scotland. This links in with other major Places for Everyone projects in Edinburgh, including the GNT project and City Centre West to East Link (CCWEL) which is already under construction.

Simon Strain, Head of Programme, Places for Everyone, at Sustrans said: “Sustrans have been working closely with The City of Edinburgh Council over the last few years to ensure designs for the MGS project meet the wants and needs of the people of Edinburgh. It’s great to see the final designs for the MGS project now shared.

“Once complete, the MGS project will make walking, wheeling, and cycling across Edinburgh city centre a safe and enjoyable experience for everyone, connecting the Old Town to the New like never before.”

By transforming walking, wheeling and cycling through the busy heart of Edinburgh, MGS will make it easier and more attractive for people to choose travel by foot or bike as part of their everyday journeys. Improvements to the streetscape will create a safe, vibrant place for people to live in and for all to enjoy.

MGS will be central to the broader transformation of the city centre, which will reshape Edinburgh by significantly improving public spaces and prioritising movement on foot, by bike and by public transport.

It will connect to several other major schemes already underway or in development, such as CCWEL, Meadows to Union Canal and, with cleaner air and a more a more pleasant and attractive city centre to spend time in, the Low Emission Zone.

The council plans to begin the statutory processes required to carry out the proposed changes to the road layout in May.

The final designs for George Street are due later this year.

Henderson’s to close

We have some extremely sad news: it is with a very heavy heart that the Henderson family took the decision earlier this month to close the doors of Hendersons of Holyrood & Hendersons of Hanover after 58 years in trading.

As a family-run business since the beginning, the shop/deli first opened in 1962, driven by Janet Henderson who 30 years earlier had discovered during her travels in Europe about the benefits of an organic and vegetarian diet. She and her husband Mac then brought this to life on their farm with an organic market garden in East Lothian. Mac Henderson lived to the ripe old age of 101.

As Covid 19 took hold in February/March 2020, this had a very detrimental effect on the business in terms of both footfall and revenue. Covid 19 hit us at a hard time, as we were just coming out of the quieter winter months, looking forward to Easter, summer trading and Edinburgh Festival.

The Government’s resistance to close hospitality businesses until late March meant that by this time our restaurant & deli business closed, we had haemorrhaged a serious amount of money leaving us in a very weak position.

The furlough scheme was a life-line with some hope but still came at a cost with 40 employees, plus we still had essential fixed operating costs, insurance, rent, utilities – with very high monthly outgoing costs and no income coming in – the current situation was unsustainable.

We opened the shop/deli for a month, providing a food/vegetable box delivery and click & collect service. Unfortunately, the city centre is bereft of footfall as virtually no passers-by, tourists or office workers, thus it was impossible to continue operating at a loss.

If our location was in a neighbourhood area it might have been a different story and if we had more of a strong online presence or wholesale trade, perhaps we could have pushed through and come out the other side.

Due to the uncertainty of the future of hospitality, lack of guidance from the Government and ongoing restrictions, there was no realistic prospect of us returning to any kind of normality in the foreseeable future.

As a family, this has not been an easy decision and we are absolutely devastated to be in this situation, outwith our control. The three restaurants and deli will not re-open.

Our family has been privileged to play our part in Janet and Mac Henderson’s great adventure that has been so well supported over the years.

It has been a very difficult decision for us and the Henderson family would like to thank our loyal customers, brilliant suppliers and lovely staff over the past 58 years and we will miss being part of what was Edinburgh’s bustling restaurant scene, which we hope will return in the not too distant future.
