Prime Waterfront residential development sites for sale at Western Harbour and Granton Harbour

New to market are eight cleared residential development sites in Western Harbour and Granton Harbour on Edinburgh’s waterfront.

The opportunity forms five sites at Western Harbour and three sites at Granton. The sites are considered highly strategic due to the potential for scaled residential development at a time when Edinburgh desperately requires more housing choice.

Western Harbour

The five waterfront residential development sites at Western Harbour total approximately 10.21 acres and are adjacent to the proposed Forth Ports masterplan.

Western Harbour boasts a range of local amenities including a David Lloyd gym, supermarkets, recreational facilities and a new primary school. The sites also neighbour vibrant Leith, voted in October 2021 by Time Out as one of the world’s coolest neighbourhoods following extensive regeneration.

The sites are also well-connected by bus and are set to be even more so given the Newhaven Tram extension. The tram will terminate at nearby Newhaven Village (due to complete in Spring 2023) and it will offer access to Edinburgh city centre with a travel time of approximately 30 minutes, through to Edinburgh Airport via Edinburgh’s West End.

With the potential for c. 600 units, subject to planning, the sites are identified for housing-led-development within the Western Harbour Masterplan. The Western Harbour Masterplan is a housing led mixed-use development anticipated to comprise c. 3,000 residential units with retail and commercial space over 120 acres.

Granton Harbour

There are a further 3 sites at Granton Harbour (which forms part of the wider Granton Waterfront Development). The Granton project is located just three miles north of the city centre and the largest regeneration project of its kind in Scotland and recognised as one of the most exciting in Europe.

The three development sites on offer at Granton Harbour total approximately 3.94 acres and provide an opportunity to create a scaled residential or mixed-tenure development. They also neighbour the proposed Edinburgh Marina Development, which comprises a 429-boat marina, serviced apartments, new housing, commercial and retirement living complexes.

There are also proposals for a future tram extension running along the Granton Waterfront, forming part of a new Granton circular route.

The sites are allocated for housing development under the approved Granton Harbour Masterplan. The overall Granton Waterfront Development provides over 60 acres of newly developed and regenerated land, supported with an investment of over £1.3 billion.

Green light for gasometer restoration

Restoration work will now begin on the iconic gasholder, which sits at the heart of a planned new sustainable coastal town at Granton Waterfront.

A report approved by the City of Edinburgh Council’s Finance and Resources Committee yesterday (10 November) recommended McLaughlin & Harvey Limited carry out the work, which it’s anticipated will start in January and is due for completion in 2024.

The future vision for the space within the restored gasholder is to have multi-sensory play zones, a dedicated space for permanent and temporary public art, relaxation area, outdoor trails and tracks for exercise as well as using a large outdoor space for sports, markets, seasonal events, community use, festivals, performance arts, exhibitions and play.

Work will also be carried out to plant trees, shrubs and wildflowers improving biodiversity and local habitat in the area.

Council leader Cammy Day said: “I’m delighted with the committee decision. Our plan is to transform the structure, the centrepiece of our £1.3bn regeneration of Granton Waterfront, into a visitor destination with high quality open space for everyone to enjoy.

“Using money received from the UK Government’s Levelling Up Fund the contractor can crack on now and get spades in the ground to do the restoration work required and we’re in the process of trying to secure the additional funding we need to deliver the high quality open space element. We’ve also submitted a planning application for this exciting next stage to make sure we’re ready to go ahead when we get the funding that we need.

“The wider regeneration is about using brownfield land to develop a sustainable 20-minute neighbourhood it’s residents will be proud of. It will be an area where people live in affordable environmentally friendly homes, have excellent transport and active travel links and access to lots of open and green space, arts, sports and culture. Restoring the gasholder is the first step in unlocking the wider regeneration.”

The project will benefit from £16.4m from the UK Government’s Levelling Up Fund.

PoLHA wins commendation at the Herald Property Awards 2022 for Heron Place development

Port of Leith Housing Association (PoLHA) has won a commendation at the Herald Property Awards 2022 in the Affordable Housing Development of the Year category (sponsored by NHBC) for its Heron Place development.

Heron Place was also shortlisted for the Scottish Home Awards 2022 and nominated for Architecture: Regeneration Heron Place at the Scottish Design Awards 2022.

The development situated at Granton Harbour consists of 46 homes for social rent, including two wheelchair accessible flats, and 58 homes for mid market rent. The construction and design team comprised of CCG (Scotland) Ltd, architects Hackland and Dore, structural engineer Bayne Stevenson Associates Ltd and M&E engineer The Keenan Consultancy.

The Herald Property Awards for Scotland 2022 honoured the achievements of Scotland’s most innovative and successful home and commercial builders, developers, agents, interior designers and registered social landlords. The awards took place on Thursday, September 29 at the Doubletree by Hilton, Glasgow.

The Affordable Housing Development of the Year category was open to registered social housing providers, charities, trusts or public bodies in partnership with a local authority and/or a developer for rent and/or shared ownership.

The judges were looking for evidence of how the development has impacted positively on the lives of local residents and contributed towards the regeneration of the area. Consideration was given to the use of sustainable materials and building techniques, as well as the development’s impact on the local environment.

Sustainable Granton waterfront development in the running for award  

A key element in Edinburgh’s on-going waterfront regeneration programme has been nominated as Scotland’s Best Affordable Housing Development at the prestigious Herald Property Awards ceremony to be held next month in Glasgow. 

The Heron Place development at Granton Harbour, completed by Port of Leith Housing Association (PoLHA) and its subsidiary Persevere Developments in 2021, consists of 46 homes for social rent, including two wheelchair accessible flats, and 58 homes for mid market rent.  

The development is being recognised for the finish of the homes, the stunning views it affords of the water and Edinburgh Marina, and its sustainability. It has achieved the lowest possible Environmental Impact Rating, contains high quality insulation and is fitted with air quality monitors throughout.  

Heron Place’s contractor was CCG and the architect was Hackland + Dore. Bayne Stevenson Associates were the structural engineer, and The Keenan Consultancy was the M&E engineer.

Granton GLOWs: Edinburgh College student wins local design competition

An Edinburgh College student has won a creative competition to design a number of posters showcasing projects taking place across Granton and will now have his work on display at the site of the iconic Granton gasometer.

Seventeen-year-old George Kershaw won the creative competition to have his designs displayed at the site of the Granton gas tower, which received significant investment last year to turn the structure into an illuminating landmark which lights up the skyline in the area.

The Foundation Apprenticeship (FA) Design student was named the winner of the competition, after the city council challenged his class to come up with a series of designs to help promote projects and events that have happened in the area, such as the Hidden Doors Festival, COP 26 Climate conference, Diwali celebrations and more.

The iconic gas tower located in the Granton Waterfront area is a beacon of light on the Edinburgh skyline thanks to the partnership project between the College, the City of Edinburgh Council, and 21CC.

George said: “Whilst I expected to do well in the competition, I knew there were several other talented designers also entering so I was very happy to find out that I had won and gained such a great opportunity. I wasn’t as happy to realise that I had also given myself a lot more work than I bargained for, as the process took several months to complete!

“Edinburgh Council set our class with the challenge of designing several promotional banners for the events centred around the Granton gas tower. My design was chosen and expanded on and finalised by me and my tutor Chris Hamilton until it was ready to be printed.

“This involved many conversations between me and the Council and was also my first experience with the many challenges involved in the design process.

“I hope that I can find more great opportunities like this one to challenge myself and so that I can also come out of university with a portfolio full of amazing work, which will help me gain employment at a top design agency once I’ve finished my studies.”

Edinburgh College Assistant Principal for Creative Industries Jakki Jeffery said: “This was an excellent opportunity for the FA Creative Digital Media (Graphics) students to work on a live industry brief from our partnership with Edinburgh Council and 21CC lighting up the iconic Granton Gas Tower.

“We were really impressed with the standard of work submitted by all the students, supported by their lecturer Chris. George is a worthy winner and we wish him all the best in his future career.”

City council leader Cammy Day said: “My warmest congratulations to George on his achievement and I’m sure this will be the first of many more to come in his design career.

“This poster campaign will provide a new and dynamic angle to an already iconic Edinburgh landmark. These posters showcase a wide array of local, national and cultural events. Projects like these in conjunction with Edinburgh College represent the Council’s wider commitment to Granton Waterfront and its long-term regeneration.

“This regeneration will spearhead the capital’s response to the climate emergency alongside providing sustainable economic growth and empowering local communities”.

Council to appoint Cruden Group to drive forward first phase of Granton Waterfront £1.3bn regeneration

The creation of a £1.3bn well-connected, sustainable new coastal town at Granton Waterfront in Edinburgh has reached its next major milestone.

Following a competitive procurement process, the City of Edinburgh Council has announced the Cruden Group as the preferred bidder to take forward the first phase of the Council’s ambitious outline business case to regenerate the area. It is hoped the contract will be signed by both parties in the coming weeks.

In the next couple of years, the Council will work in partnership with Cruden to take forward pre-development works including detailed designs for around 750 net zero homes for sale and rent, commercial space, new and enhanced sustainable transport infrastructure and public realm which will connect the surrounding neighbourhoods with the Waterfront.

The first phase of the project will also see the delivery of a new school and medical centre.

In addition, the Council will also work with its new development partner to bring forward a low carbon energy solution for the first and future phases of the project contributing to its target to reach net zero emissions by 2030.   

The Cruden Group is set to bring on board local award-winning architects Smith Scott Mullen. Leading Scandinavian architects C. F. Moller also earmarked to work on the project with Cruden bringing their extensive international experience in delivering large scale coastal regeneration.

They will set extremely high standards using exemplary design to help to develop a blueprint for the Capital’s 20 minute neighbourhood model, making sure those who live in the area have all the facilities they need including workspace, retail and cultural opportunities close to home.

Council Leader, Cammy Day, said: “It’s fantastic news that we can now look to pushing forward on the first phase of our major regeneration at Granton Waterfront with our development partner to transform the north of the city for people living there now and for future generations to come.

“This is the largest regeneration project of its kind in Scotland and it’s giving us a once-in-a-lifetime opportunity to transition towards a greener economy in our Capital city while building many of the affordable homes Edinburgh needs within 20 minute communities with shops, healthcare, cultural and leisure and education facilities all nearby.”

“As Granton Waterfront is one of the seven strategic sites within the Edinburgh and South East Scotland City Region Deal it will build on Scotland’s vision for achieving net zero, placemaking and people-led growth.

“The area will be well connected to the rest of Edinburgh and beyond with new sustainable travel links and active travel routes running through the site following the principles of sustainable travel in our City Mobility Plan.

“We’ve been consulting with local people at every stage of this project. I’ll make sure this continues when the development partner comes on board with jobs for local people and wider community benefits as well as providing new high quality net zero affordable homes with integrated facilities and public space that communities want and need nearby.”

Great progress is already being made with early action projects at Granton Waterfront with over 500 net zero affordable homes currently under construction at Western Villages off Marine Drive and a further 75 being built behind the former Granton Station building.

There are also three commercial units fronting onto Waterfront Avenue under construction as well. These projects will all bring new and enhanced active travel routes as well as new quality public space.

A further 142 additional homes planned for Silverlea are currently waiting to be considered by planning.

There has also been positive progress in growing a cultural and arts cluster in Granton Waterfront. Last year the council announced the start of works to refurbish the former Granton Station building into a creative work space with a lease being given to leading Scottish arts Charity Wasps, and arts charity Edinburgh Palette has been granted a lease in a vacant industrial unit on West Shore Road.

The iconic Granton Gasholder is now also illuminated every night for the remainder of this year, a beacon of light for the project following a joint initiative with Edinburgh College. It is currently lit up to show solidarity with Ukraine in the colours of the country’s flag. 

Refurbishment of the gas holder and creation of public amenity space, part-funded through the UK Government’s Levelling Up Funding, is due to start on site at the end of this year to be completed mid-2024. This project will bring space for learning, events and play, bringing this iconic structure back to life.

Construction on net zero homes begins on Granton Waterfront

Construction on Edinburgh’s first ‘net zero’ housing development has begun on Granton Waterfront.

Led by the City of Edinburgh Council in partnership with Glasgow-based contractor CCG (Scotland) Ltd, the 75 home ‘Granton D1’ affordable housing pilot is part of the 1.3bn, 3,500 net zero home Granton Waterfront regeneration project.

Designed by Anderson Bell Christie and located to the rear of the former Granton railway station building, this is the first pilot development in the Edinburgh Home Demonstrator (EHD) Project.

The collaboration between local and national government, academia and the construction industry is testing a new model for designing, procuring and delivering new homes in the Edinburgh and South East Scotland City Region Deal to create a greener future.

Granton D1 is also part of the Council’s ambition to deliver 20,000 affordable homes by 2027 and will contribute towards achieving the city’s target to become a ‘net zero’ city by 2030.

Future residents will benefit from a 20-minute neighbourhood approach, with active travel routes, public transport links and local amenities – including three commercial units on the ground floor level of D1 Homes. Where parking is provided, Electric Vehicle (EV) charging points will also be installed.

To achieve ‘net zero’, the development will utilise a series of innovative measures including improved fabric performance and triple-glazed windows, which will combine to dramatically reduce heat loss and energy demand, and an all-renewable energy strategy delivered by an entirely electric, on-site energy centre and solar PV panels.

Carbon offsetting measures will also be in place with the outcomes reviewed through post-occupation analysis that will be undertaken by Edinburgh Napier University to validate the performance of the homes and inform future strategy for EHD projects.

The homes themselves comprise one, two, and three-bedroom flats contained within a series of blocks, over-looking communal gardens, with the first homes set for completion in summer 2023.

They will each be clad in a rich red brick that corresponds to the former station building, that will become a creative workspace with a public square for community use. Three commercial premises will also be provided and leased to local business operators.

Councillor Jane Meagher, Housing, Homelessness and Fair Work Convener for the City of Edinburgh Council, said: “The future of housebuilding is happening here in Edinburgh. Getting construction underway is a huge step for Granton Waterfront and the pilot will help us create much needed new homes and a trailblazing new future for sustainable living in the city.

“Using the most advanced construction methods and materials, these homes will be greener, warmer and more affordable. They will feature EV charging stations and community gardens to support local wildlife. As part of Edinburgh’s new coastal community and 20-minute neighbourhood, this exceptional development will also benefit from new local amenities and low carbon transport links.

“Granton D1 homes really have been designed to improve the lives of tenants and homeowners and will of course help us to meet Edinburgh’s net zero targets. We’re excited to now bring the blueprints to life.”

CCG Managing Director, David Wylie, said: “The aim of the EHD initiative is to prove if net zero housing delivery is affordable, practical, and scalable in order to meet Scotland’s ambitious targets as we transition to become a net zero economy by 2045.

“CCG has pioneered offsite ‘Modern Methods of Construction’ for over a decade and our applied research and development into ‘Net Zero Carbon’ places us at the forefront of sustainable housebuilding in Scotland. Our partnership with the Council fosters early engagement and collaboration which means projects like Granton D1 can be realised much faster and the beneficiaries of this process are both the end-user and the environment.

Barratt Developments Scotland donates £10k to SocialBite

Five Scottish charities to receive a share of £50k fund to help people facing homelessness, financial crisis or social exclusion

Local housebuilder Barratt Developments Scotland, which includes Barratt Homes and David Wilson Homes, has donated £10,000 to help homeless people in Edinburgh.

Social Bite is one of five charities to benefit from a share of Barratt’s £50k fund to help people facing homelessness, financial crisis or social exclusion. 

The UK charity is an innovative social enterprise, which is committed to ending homelessness through food, employment and housing. In Edinburgh it has coffee shops on Rose Street and Shandwick Place, along with the Social Bite Village – a supported community providing accommodation and assistance for up to 20 people affected by homelessness.

Josh Littlejohn MBE, co-founder of Social Bite, says Barratt’s donation will go towards supporting those who are affected by homelessness, experiencing high financial risk, or in crisis and in need of support.

Josh Littlejohn said: “On behalf of Social Bite and the people we support, I’d like to thank Barratt Developments Scotland. We know that ending homelessness requires everyone to play their part, and we are incredibly grateful for this generous donation.

“This support will enable us to continue to develop innovative programmes of food provision, supported employment and housing; to bring about systemic change, and empower people who have been homeless to transform their own lives.”

Churches Action for the Homeless (CATH) in Perth, The Highland Homeless Trust in Inverness, Aberdeen Cyrenians in Aberdeen and Community Veterans Support in Glasgow are among the other charities to benefit from a share of Barratt Development’s bumper £50,000 fund.
