More traffic chaos looms: Haymarket Terrace to close until NOVEMBER

Yet more misery for businesses and residents

Haymarket Terrace will be temporarily closed eastbound from 3 April as part of a project to transform the area for people walking, wheeling and cycling. The road will be closed eastbound between its junctions with Rosebery Crescent and Magdala Crescent until November.

The traffic disruption is dreadful news for local traders who have already seen their trade hammered during the city council’s controversial City Centre West to East link (CCWEl) works. The work was planned to take seven months but has seriously overran and some businesses fear that the latest disruption could be the final straw.

The local gas network will be upgraded by SGN at the same time.

The Council has requested SGN divert a gas main to allow for City Centre West to East link (CCWEL) construction. SGN will carry out the necessary diversion and renewal of the gas main at the same time, to minimise disruption as much as possible. SGN’s work is scheduled to last 12 weeks, while CCWEL construction in the area is expected to finish in January 2024.

Haymarket Terrace will be closed eastbound between its junctions with Rosebery Crescent and Magdala Crescent until November 2023. A signed diversion route will be put in place for traffic travelling eastbound via Magdala Crescent, Eglinton Crescent, Palmerston Place, Lansdowne Crescent and Grosvenor Street. Temporary bus stops will be placed along this route.

Once complete, CCWEL will connect Roseburn to Leith Walk via Haymarket and the West End with a safe and direct cycle route, as well as significantly enhancing streets for those walking, wheeling and spending time there.

This will tie into a new George Street cycling route delivered as part of the George Street and First New Town project.

Councillor Scott Arthur, Transport and Environment Convener, said:In consultation with Lothian Buses, we’ve worked closely with SGN to make sure these two major projects are carried out together to reduce disruption as much as we can for residents, visitors and people travelling through the area.

“CCWEL is a landmark scheme for the city, providing a safe, welcoming route for all those travelling from the east to west by foot, wheel or bike, as well as transforming public spaces along the way to help support local businesses. Using funding from Sustrans to invest in active travel projects like this supports our net zero goals, boosts the local economy, and helps improve people’s health and wellbeing.

“I’d like to thank all those who live, work or run a business along the route for their patience as we carry out these improvements.”

SGN Project Manger Matthew Ferguson said: “Carrying out our gas main diversion and renewal work at this time will both allow the CCWEL project to progress and reduce disruption for the local community and commuters in future.

“Our work involves replacing our existing metal gas pipes with new plastic pipe, which will ensure a continued safe and reliable gas supply to the local area for many years to come.”

During the closure, eastbound bus stops will be relocated to Magdala Crescent and Grosvenor Street and the Haymarket taxi rank will be removed with alternative locations available nearby.

Ryrie’s thrives following funding support from Royal Bank of Scotland

One of Edinburgh’s oldest pubs is going from strength to strength following restoration by new owners, thanks to a funding deal worth £1.6 million from Royal Bank of Scotland.

Ryrie’s, originally built in the 1800s as a fuelling station for horse and carts, has had its exterior and interior restored to its former glory after £250k worth of refurbishment by new owners D M Stewart Ltd, which bought the Haymarket stalwart just before the pandemic for £2.9 million.

The lending by The Royal Bank of Scotland to the 150-year-old family run business, allowed brothers Christian and David Stewart to add to their portfolio of impressive freehold sites in Scotland’s capital. Use of The Coronavirus Business Interruption Loan Scheme (CBILS) supported the business during the pandemic, and allowed the company to quickly progress the pub’s restoration.

Banking with Royal Bank of Scotland since the 1990s, D M Stewart Ltd was grateful for the support received from the bank, allowing the business to go ahead with not only the purchase and restoration of Ryrie’s, but also to continue employing bar staff allowing for a quick return to trading across its sites when restrictions eased.

With aims to continue to build upon its four Victorian Public Houses across Edinburgh, D M Stewart Ltd reopened Ryrie’s in February 2022 having weathered the pandemic. The venue has enjoyed great success ever since with new and regular customers visiting to eat, drink and socialise.

Christian Stewart, Joint Managing Director at D M Stewart Ltd, said: “Once we had purchased the site with the assistance of The Royal Bank of Scotland, we were determined to return the space to its heyday in 1906 when it was redesigned by the famous city architect Robert McFarlane Cameron.

Love All Feed All: Go Dharmic launches in Edinburgh

Go Dharmic  is a global charity that organises hot food distribution across UK. On Sunday (2nd April) Go Dharmic launched a new weekly distribution of hot meals for Edinburgh’s homeless and vulnerable people.

Martin Dover, 18, a medical student from St. Andrews University, is head of food distribution for the Go Dharmic charity, which aspires to create positive change in the lives of individuals and their communities.

At the beginning of the Covid-19 pandemic, the charity put its efforts into providing food and hot meals to the people who are desperate for it, and seeing the benefits it brings.

Martin along with another volunteer Puneet Dwivedi has now launched the second distribution chain in Edinburgh.

They had their first Food distribution near Haymarket station in Edinburgh, where the hot food was donated by Kripa Bhama of Corstorphine’s Dangal Indian Restaurant.

Many people living at the homeless centre at The Haymarket Hub benefitted from this food distribution. The free food was also served up to anyone who wanted it!

Our amazing team of volunteers – Martin, Sumit, Nidhi and Puneet, along with young children Aarya, Aarush & Mahi – have been busy serving Hot meal, Crisp, Banana, water and juices.

The team were amazing and connected with some wonderful beneficiaries.

Work on Roseburn – Leith ‘improvements’ starts on Monday

On Monday (7th February), work starts on a major new cycling and walking route linking the east and west of the city (including other improvements to the area) – from Roseburn to Leith via Haymarket and West End.

The project is divided into  three sections:

Section 1 – Roseburn to Haymarket

Section 2 – Haymarket to Randolph Place

Section 3 – St Andrew Square to Picardy Place

Planning permission secured for redevelopment of Edinburgh One

  • Permission granted for 88,000 sqft of Grade A offices in Edinburgh city centre
  • Joint agents JLL and Dobson Scotland support Edinburgh-based developers on new project
  • The development is set to be the Capital’s first targeted net zero office scheme

Odysseus Capital Management has secured planning permission for the redevelopment of Edinburgh One, 60 Morrison Street.

The Edinburgh-based developers and asset managers will deliver the 88,000 sqft Grade A offices over seven floors in what was the former Scottish Widows Investment Partnership’s headquarters.

The building, which is due for completion by the third quarter of 2023, is anticipated to be the first targeted net zero carbon office scheme in Edinburgh city centre.

Richard Edlmann, managing director of Odysseus Capital Management, said: “We are excited to be delivering this exemplar development, which will be one of the first post-COP 26 designed office buildings in Edinburgh city centre.

“Architect CDA’s design creates a new generous double height reception, while adding two further floors and a unique roof terrace with stunning views of the Castle. Edinburgh One is targeted to be net zero carbon, incorporating significant carbon embodiment along with core principles of Circular Development.”

JLL and Dobson Scotland are the joint letting agents on the redevelopment of Edinburgh One, while Montagu Evans advised Odysseus on planning.

Cameron Stott, lead director at JLL in Edinburgh, said: “Edinburgh One will be delivered at a time when there’s a predicted critical shortage of grade A offices in the city centre.

“The design and specification of the redevelopment has been future proofed to attract corporate and public sector organisations that have ambitious targets to become net zero by 2030. We believe Edinburgh One will attract financial, corporate and technology companies who value sustainability as part of their agenda.”

Keith Dobson, managing director of Dobson Scotland, added: “Odysseus is targeting the highest ESG credentials including BREEAM Excellent and EPC A whilst achieving a net zero carbon building in operation through utilising fully electric power.”

Witness appeal following road accident on West Maitland Street

Police are appealing for witnesses after a woman was seriously injured following a road crash in Haymarket last night.

Around 9pm, the 29-year-old woman was struck by a double decker bus on West Maitland Street near Morrison Street.

She was taken by ambulance to the Royal Infirmary of Edinburgh where medical staff describe her condition as critical but stable.No one from the bus was injured.

Sergeant Iain McIntyre, Police Scotland, said:”The area was quite busy at the time and I’d like to thank those who came to the lady’s aid and spoke to police.

“However, I’d still ask that anyone who witnessed the collision, or who may have caught the incident on their dash-cam footage, contact police. Please call officers on 101 quoting reference number 3356 of Sunday, 5 December, 2021.”

Appeal for information following Haymarket bike thefts

Police are appealing for information following the theft of four high valued pedal cycles. The bikes were stolen from a vehicle which was in a car park in the Haymarket area sometime between Tuesday 4 August 2020 and Thursday 6 August 2020.

They are described as:

1. Black and red Trek Rail 9.8 (2020) E-Bike, medium size carbon frame with ‘Trek’ in black writing. The motor within the bike is Bosch.

2. Lime coloured Whyte S150 bike, large sized carbon frame, with an oval golden chain ring. The bike has Magura MT8 branded brakes with 220mm discs, orange pedals and grips.

3. Blue and white Trek Fuel women’s specific design, small alloy frame, Sram Juicy RS branded brakes with red pedals and 26 inch wheels.

4. Brown Cheetah custom build, extra small alloy frame and 26 inch wheels. It has Whyte DT Rear Suspension which is unique with an adjustable seat post (which is adjustable from the handle bars). It has blue grips and blue pedals.

More student accommodation planned for Murieston Crescent

Maven Capital Partners, a leading UK property and private equity manager, has purchased a site at Murieston Crescent for the development of a purpose built student accommodation (PBSA) complex.

The site, which was acquired for £2.8 million, is situated in a prime location close to Haymarket in Edinburgh’s West End, and strategically placed for Heriot-Watt, Napier and Edinburgh universities. Situated only 1.1 miles from Princes Street, Murieston Crescent has all amenities within walking distance and benefits from strong transport links.

Maven has taken Murieston Crescent through the full planning process with permission now granted for a 120-bed PBSA development, comprising of 108 studio apartments and 12 ensuite cluster flats over six floors. The development is estimated to cost £15 million with a practical completion targeted for summer 2022.

Maven says there remains an acute shortage of purpose built accommodation for students in Edinburgh. It is estimated that around 60% of Edinburgh’s full-time student population are unable to access either university provided or private purpose built student accommodation.

Maven has extensive experience in the PBSA sector where it has developed, asset managed and operated properties across the UK, including Glasgow, Dundee, Durham, Liverpool and Birmingham.
