New lease of luxury life for Princes Street corner site

A site at the corner of Hanover Street and Princes Street is potentially set for a new lease of life following the submission of a planning application to City of Edinburgh Council for an exciting mixed-use development.

Undertaken by innovative property developers, RRH Hanover A Limited, the series of five under-used buildings in Hanover Street and Rose Street will be carefully repurposed into a luxury hotel, with associated guest amenities and ancillary accommodation.

The hotel is designed to operate as a bespoke apartment style destination, with each room and suite unique and individually styled.  The 60 bedrooms have been designed to be accommodated within the existing and proposed buildings which carefully knit together the fabric of the site, respecting the historical context.

The development will serve to consolidate the unused space above several commercial units into a series of interlinked properties, with ground floor units reorganised to make the most of their central location, giving opportunities to businesses leasing the ground floor retail units.

The key concept of adaptive re-use of existing properties is to be reinforced by new build additions at Rose Street and Rose Street Lane.  These elements knit together the five blocks of accommodation while improving neglected rear portions of the site and improving the overall universal value of the site.

Development comprises 60 premium bespoke hotel rooms and will be operated by RÌGH Properties. The development also includes the reintroduction of a tearoom on Hanover Street, of benefit to both the local community and visitors. These were once occupied by Crawford’s Tearooms, and development returns these to their former glory, reviving the building’s historical charm.

The founder of the tearooms in the 1920s, William Crawford, wanted them to be an ‘oasis of calm’ in the city centre, and the rooms were decorated and furnished by the artist Robert Burns, a key figure in the Scottish Art Nouveau scene in the late 19th and early 20th centuries.

Other offers include rooftop terraces, providing dramatic skyline views, a fitness studio and guest lounge overlooking the Mound and Princes Street Gardens.

The development will complement the 27 luxury serviced apartments units which are currently being developed by RRH in a refurbished category-A listed at 71 George Street and will be operated under the RÌGH Properties brand. The company also plans to refurbish 73-75 George Street into luxury managed serviced apartments.

New homes and improved artists’ studios planned for Canonmills

Residential developer HUB and Bridges Fund Management, a sustainable and impact investor, have acquired the 1.25-acre Beaverhall House site in Canonmills, Edinburgh.

Beaverhall House is one of the largest pieces of land in a single ownership in the Canonmills area. HUB and Bridges are developing plans for a mixed-use scheme incorporating build-to-rent homes and affordable, contemporary studio space for the area’s local artistic community, along with enhanced public realm.

With the aim of delivering the scheme in 2025, HUB will soon begin extensive community engagement to help shape their plans. Public consultation will run September through to November.

This is the ninth deal on which HUB and Bridges have partnered and builds on their successful track record of delivering well-designed, community-focused residential schemes across the UK.

In line with HUB and Bridges’ focus on delivering homes in well-connected locations, the site is ideally located just a 15-minute walk from the heart of Edinburgh and close to the green spaces to the north, including the Botanical Gardens and Water of Leith.

Community support as CALA subits application for expansion of Queensferry community

A DETAILED masterplan for a major mixed-use development between the approaches for both of the Forth road crossings has been submitted.

CALA Homes (East) will lodge proposals for 980 homes, a new primary school, as well as provision for a care home, foodstore, drive-thru restaurants and petrol station, south of Builyeon Road on the southern edge of Queensferry.

The designs have been heavily shaped following engagement from the local community, spearheaded by the Queensferry District Community Council (QDCC) and including a well-attended online consultation event in October 2020.

Identified in the Local Development Plan, the development received Planning Permission in Principle on 15th June 2021. The approval is conditional upon a new Masterplan, and the CALA submission provides the additional details required for full planning approval.

In addition, CALA has submitted two further proposals, including new commercial and retail sites, as well as a care home.

“With that in mind, the community and in particular the QDCC has been heavily involved throughout the planning and design process. This has helped us to shape and adapt proposals for a mixed use development appropriate to the location of the site within Queensferry.”

Keith Giblett, Chair of Queensferry and District Community Council, said: “We were originally critical of the previous masterplan for the site led by the former landowners. However, since CALA became involved we have seen positive progress, as they have listened to local opinion and taken this on board.

“If the plans are approved, we expect CALA to continue working with the community to ensure that the benefits of development are maximised locally.

“The Builyeon Road site is the culmination of sizeable housing allocated to Queensferry by City of Edinburgh Council, and we look forward to receiving clarification from the Council on how the sizeable financial contributions obtained from the various developments will be spent in our community, providing much needed improvements both diligently and timely such that the community can see the immediate benefits.”

Total section 75 (planning gain) contributions for the Builyeon Road site will exceed £11 million – which in addition to the delivery of a new primary school and local transportation improvements, sees significant contributions put towards other education provision and healthcare within Queensferry.
