Dockside contractor to support community groups over next three years

McAleer & Rushe supports Citadel Youth Centre

McAleer & Rushe has announced a three-year commitment to community groups in Edinburgh as part of its Dockside project, a neighbourhood of at least 338 build-to-rent homes where Goodstone Living is the developer and investment manager.

Each year McAleer & Rushe will provide a monetary donation to a community group or charity as well as ongoing support and engagement throughout the year.

The first organisation to be chosen in the Design & Build Contractor’s three year plan is Citadel Youth Centre, which has been providing community based youth work in Leith since 1980, and will receive a £5,000 donation.

As well as funding day trips for Mums and toddlers, new equipment and a Wellbeing Festival, the financial investment will support a number of the charity’s employability schemes including new laptops and personal PPE for young people entering their first new job.

This initiative from McAleer & Rushe will complement Goodstone Living’s social value strategy for the waterfront scheme, which will deliver over £2m worth of socio-economic benefits for the local community – including the creation of 60 jobs – as well as the construction of over 1.3 acres of new public realm space.

Commenting on the partnership Paul Marlow, Project Director at McAleer & Rushe said, “We are incredibly proud to be supporting Citadel Youth Centre who through their hard work and dedication are helping people within the local community via a range of programmes and educational opportunities.

“As a company we are committed to making a positive impact to the communities in which we work to bring wider community benefits and create social value for those living in the local area and this project in Edinburgh is just one example of this.

“Enriching so many lives in the Leith community, Citadel Youth Centre really inspires and supports a range of young people from 6-18 shaping lives for the better, guiding young people into employment and making a real difference with the community.”

Willy Barr from Citadel Youth Centre said: “We would like to thank Paul and all the team at McAleer & Rushe for all of their help and support.

“The money that they have kindly donated will help us to continue to be able to deliver our youth programmes, educational schemes, family support groups and intergenerational work and will really make a difference to those in the community that use our services.”

Lee Hawkins, Construction Director, Goodstone Living, said: “Together, Goodstone Living and McAleer & Rushe will be delivering long-lasting benefits to the Leith community, with direct support for local people as well as the charities and key stakeholders making an impact here.

“In addition to the supply of high-quality and much needed rental housing, we are committed to the creation of jobs, skills and learning in a sustainable manner.”

Breathing Space benches at Cammo Meadows development

Leading homebuilders have unveiled two new Breathing Space benches at a development in Edinburgh

Cala Homes (East) has installed a bench at the Cammo Meadows development to help boost mental health awareness, providing a space for locals and residents to take some time out of their day for a quiet moment of reflection.

A second bench has been installed by David Wilson Homes East Scotland who, alongside Cala Homes (East), have jointly funded the benches.

Cala Homes (East) has placed its bench in a quiet corner, at the western edge of the development, beside a local woodland walk and cycle path to provide picturesque views of the historic Cammo Estate.

An inscribed plaque will clearly display contact information for Breathing Space, a free telephone service which aims to help those in Scotland who are experiencing anxiety, stress or feeling low.

Peter McNamara Site Manager at Cala Homes’ (East) Cammo Meadows development, said: “We are delighted to unveil this Breathing Space bench at Cammo Meadows. The bench will act as a reminder that mental health is just as important as physical health, and we hope that residents use it for moments of peaceful reflection.

“Its position beside the Cammo Estate is also something we took into consideration, as it means it’s not just those who live at Cammo Meadows, but also the wider community are able to use the bench, not just those that live within the development. This gives everyone a chance to benefit from this peaceful setting and take some time out.”

Tony McLaren, National Co-ordinator for Breathing Space, said: “The benches we have installed help the spread of positivity, as well as encouraging people to reach out to those who need it most. By adding the plaque with our phone number, we hope to make more people aware of the helpline which is available on weekday evenings and 24 hours at weekends. Those looking to speak to a Breathing Space advisor can call 0800 83 85 87.

“We hope the residents and the whole community at Cammo Meadows and surrounding area are able to enjoy the bench, in this serene and calm setting, and that it has a positive impact on the local community.”

Anne Ross, sales director at David Wilson Homes East Scotland, part of Barratt Developments Scotland, said: “The new Breathing Space bench at our Cammo Meadows development is a welcome addition to the site, providing a space for the local community to relax and find a moment of calm amidst busy schedules.

“Residents and locals experiencing anxiety, stress or who are feeling low can also find contact details for a free telephone service on each bench’s plaque. It might not seem much, but these two small corners of calm are a positive step in supporting and shifting the stigma surrounding mental health.”

Planning Submitted for £60m Newcraighall East Development

Leading affordable housing specialists Cullross Ltd has submitted detailed planning for its Newcraighall East development. The site is located east of Glennie Road, Newcraighall.

The site forms part of the local development plan and has an existing planning approval in principle.

Proposals form part of a £60m investment by Cullross. Plans consist of 236 properties, with a mix of 1-, 2-, and 3-bed flats, garden flats, duplex flats, and townhouses. 75% of the fully tenure blind development will be affordable properties, which will be managed by Hillcrest.

The detailed planning application has been submitted to Edinburgh City Council following the completion of the pre-application notice consultation period, which commenced in December 2022.

Following feedback from the community, a new site access has been proposed off Newcraighall Road to link in with the signalised junction being formed for the adjacent New Brunstane development.

As part of the development, a new linear park will be formed. This will provide extensive amenity for both the existing and new residents, along with any visitors to the area. There will also be a new active travel route formed to Musselburgh Train Station creating excellent links and access to the city centre. This will allow access to the city centre in circa. 15 minutes.

Allotments are included to the north of the linear park along with a small retail development, which has been included within the proposals to meet the local needs, and as part of the 20-minute neighbourhood offer.

Enhanced biodiversity has been carefully considered and is included throughout the site.

Other important aspects of the development include the SUDs strategy addressing the existing flooding on site. This has been carefully coordinated with the adjacent EIH development to allow future integration of their development.

Cullross Ltd has nearly 60 years of combined experience designing, developing, and building new homes and specialising in affordable housing projects.

Mark Beaton, Director of Cullross Ltd., said: “We are thrilled to submit our detailed planning application for this much-anticipated development in Newcraighall.

“There has been significant community interest in the proposals at our community events and having reviewed all the feedback that was received we have incorporated suggestions and ideas where possible.

“We are excited to be able to provide 75% of the new homes as affordable, with the remaining properties being private. We believe both this mix of tenure and property types will provide a great enhancement to the existing Newcraighall community and provide an opportunity for many looking to move into the area or into larger or smaller properties.

“As a company, we place a premium on a strong relationship and collaboration with the community, and we hope that having listened to the feedback received at the two community events, the finalised proposals for the development will be well received.

“The entire project team has worked seamlessly to develop these exciting proposals and we look forward to engaging with CEC through the planning determination period to hopefully achieve a successful outcome.”

Rod Duncan, Director of jmarchitects, said: “Working closely with Cullross on this project, jmarchitects have designed a masterplan that addresses several key design drivers.

“This is achieved through a placemaking framework where every space has a clear purpose and defined sense of ownership, creating a new neighbourhood woven into the local heritage and physical aspects of this site.

“Clear frontages create a secure and welcoming environment and the creation of a new linear Park enhances biodiversity and creates fantastic amenity for the new and existing residents.”

Fiona Morrison, Hillcrest’s deputy chief executive said: “Hillcrest is dedicated to delivering good quality affordable homes and we are delighted to be developing 177 new homes with Cullross in such a fantastic location.

“Delivered with funding support from Scottish Government and City of Edinburgh Council, these mixed tenure, energy efficient homes will provide a great boost to Edinburgh’s affordable housing provision while giving tenants a home they can really be proud of.”

Transformation of Leith continues: public views sought on Ocean Point

Property developer S Harrison Developments is giving the public the chance to view updated proposals for residential-led development at Ocean Point 2 in Leith, adding to the ongoing transformation of the Waterfront and delivering further vibrancy to the area.

Neighbouring Ocean Point 1, whose occupiers include VisitScotland, the brownfield site will aim to comprise a mix of homes, a high proportion of which will be for families, alongside other potential uses including purpose-built student accommodation, delivering a truly mixed community.

Along with commercial uses/co-working and amenity space, landscaping and infrastructure, these will occupy two buildings on the site.

Following an initial public exhibition which took place in December, a second exhibition of updated proposals will take place TOMORROW – Tuesday 7 March – between 2pm and 7pm at Ocean Terminal.

In addition to delivering new homes, student accommodation is also being explored with students delivering significant spending power locally and bringing a future skilled workforce to an area which has witnessed little purpose-built student accommodation.

Edinburgh is a university city, and the number of students in higher education has risen by almost a third since the start of the century, with purpose-built student accommodation having the potential to free-up much needed family homes currently occupied by students locally.

Located in Leith, voted in October 2021 by Time Out as one of the “world’s coolest neighbourhoods” and by the Sunday Times as the best place to live in Britain, the proposed development will bring increased vibrancy to the area.

Conveniently situated just two miles from Edinburgh city centre, it is likely to be attractive to those  seeking to live, work and study in the area, taking advantage of local shops, bars, restaurants and cafés.

The development neighbours Ocean Terminal, which is set to undergo a £100 million transformation, delivering a mixed-use development comprising residential, commercial, retail and hospitality.

In addition, Forth Ports, which has been named as a Green Freeport and at the centre of a new supply chain for Scotland’s renewable industry, is seeming to deliver an exciting mixed-use development, including residential, a hotel, local retail, flexible workspaces and offices and leisure facilities.

The extension of the tram line between Edinburgh and Ocean Terminal, anticipated to commence running in June, will also provide connectivity between the development and Edinburgh city centre within 20 minutes.

Further information will also be posted on the website at: www.oceanpoint2.com

Harrison has a long pedigree of working in the city, ranging from delivering the Malmaison at St Andrew Square to student developments at Westfield and Gorgie and hotel development at Osborne House, Haymarket.

A spokesperson for Harrison Developments commented: “Our proposed development, if approved, will bring much-needed homes and other uses to an area which is undergoing a rapid transformation, delivering a truly mixed community.

“Regenerating a current brownfield site, we look forward to continue to engage with the local community following our first exhibition last year and providing it with the opportunity to input their views and further shape our ambitious proposals.”

Record number of available homes at popular Uphall Station Village site

Range of house types with quick move-in provide “something for everyone”

SEVEN properties are now available to families looking for a quick move-in date at a popular development located just outside Livingston.

Uphall Station Village by Dundas features a range of three, four and five bedroom semi-detached or stand-alone homes which are available at varying price points suitable for first-time buyers, to growing families looking to upsize.

The seven available homes – which range from £248,995 to £436,495 – mark a new record-high for the developer, which is eager to satisfy the demand for family homes in the commuter paradise parish.

Craig Fairfoull, Head of Sales and Marketing at Dundas, said: “At our Uphall Station Village development, there really is something for everyone – a range of house types at various price points that suit individual family needs and circumstances.

“For those looking to kick-start their new property journey as soon as possible, buyers are able to move into the available four-bedroom Crawford house type at the development as early as Spring this year.

“The three-bedroom Elliot house type – which is at the lower end of the price range – is a great option for first-time buyers, whereas the semi-detached Gilroy is perfect for growing families.”

Uphall Station Village is the perfect location for busy, working families and its location provides the ideal mix of idyllic, peaceful living with the hustle and bustle of urban city life approximately 15-minutes away.

Partners Sophie Bell and Lewis Alexander, who recently purchased their first home at Dundas’ Uphall Station Village development, were drawn to the spacious three-bedroom Gilroy house-type – of which there is still one remaining – and purchased the property late last year.

Sophie, 25, said: “Having grown up in the area and currently working in South Gyle, I was keen to live in Uphall Station.

“When we first went to view the development, we really liked the size of the Gilroy house. It was perfect for two people and would give us plenty of room to host friends and family. As Lewis works from home, it also meant that we were able to turn the third bedroom into an office space.

“Although we only moved into Uphall Station Village a few months ago, we are already loving our Gilroy house-type. There is so much space, which means there is lots that we can customise.”

All homes benefit from high-efficiency gas central heating with high-spec thermal insulation, integrated solar panels and high-performance double glazing.

The development’s recently refurbished show home showcases its versatility, with buyers having the space to design their home in a unique way that is ideal for individual needs.

Craig continued: “We have never had so many properties available at one site before at the same time – and so it is the perfect opportunity to build a happy, thriving and tight-knit community at the development.

“We are keen to encourage as many people as possible to come and visit the site so they can witness the benefits of its location and the array of house types which cater to individual preferences.”

Uphall Station Village is close to a wide range of shops and schools including Uphall Primary School, as well as Pumpherston and Uphall Station Community Primary School. Uphall train station is less than 10 minutes away from the development.

Dundas has a mission to create homes that make people feel great. Headquartered in Livingston and proudly Scottish, it has a track record of building well-designed homes that are higher spec than a vast majority of competitor properties.

The independently-owned developer is focused on building welcoming, integrated communities and making the journey of buying a home more straightforward, inspiring and fun.
