Planning permission secured for 172 new homes at Millerhill

Cruden Homes and Mac Mic Group get green light for landmark Millerhill development

Two of Scotland’s most established property companies, with a combined 181 years of expertise, are set to invest into the thriving community at Millerhill, just south-east of Edinburgh.

Cruden Homes, with 81 years of innovation in homebuilding, and Mac Mic Group, marking its centenary next year, have secured planning consent for 172 energy-efficient new homes in one of Scotland’s most vibrant and best-connected new communities.

The Millerhill development is part of the wider Shawfair masterplan to create a new town on Edinburgh’s doorstep. The new development will include a mix of private sale, build-to-rent, and affordable housing, helping to combat Edinburgh’s ongoing housing emergency.

Work will start in early 2025, with the first phase of homes expected to be completed and ready for residents by the end of the year.

Both businesses have a strong local heritage, having been involved in the delivery of a number of new homes in the area in recent years. This latest development includes a range of houses and flats for private sale, offering an impressive selection of two-bedroom flats, two- and three-bedroom terraced and semi-detached homes, four-bedroom townhouses, and four- and five-bedroom detached properties.

Additionally, a number of houses and flats are to be retained by Mac Mic Group as part of its longstanding rental portfolio, offering an important alternative for home seekers. Thirty-five homes, consisting of six houses and 29 flats, will be affordable, providing much-needed options for local families and individuals.

Nestled in the desirable Millerhill area, this thoughtfully designed development combines the appeal of country living with exceptional transport links to Edinburgh, the Borders, and beyond. Residents will enjoy a new neighbourhood with landscaped streets, carefully planned frontages, extensive landscaping throughout and a tree-lined corridor.

The new homes lie within easy reach of the vibrant new Shawfair town centre, with a health club, offices, shops and places to eat, and are well served by excellent local schools and plentiful landscaped green space, woodland paths and open water. The development is close to Shawfair train station and benefits from a network of cycle and walking paths, providing an abundance of sustainable transport options.

All of the new homes will incorporate a cutting-edge district heating system, providing a low-carbon solution for heating and hot water. This innovative heat network eliminates the need for individual boilers and significantly reduces carbon emissions.

Kevin Reid, Executive Chairman of Cruden, said: “We are delighted to take forward this fantastic new development at Millerhill in partnership with Mac Mic Group. Not only will it deliver much-needed new housing across all tenures, but it will also add to an already vibrant, sustainable community that offers the perfect blend of connectivity, green spaces, and excellent amenities on the doorstep.

“Work will start early next year and will deliver a blueprint for quality, energy-efficient new homes that are perfectly suited to the needs of modern living.”

Andrew Mickel, Group Director of Mac Mic Group, added: “2025 marks our centenary year in the land and property sector and Mac Mic is proud to continue our legacy of quality placemaking on this important development in partnership with Cruden Homes.

Millerhill, and the wider Shawfair area, offers the best of country living, just 15 minutes from Waverley Station, making it an increasingly sought-after neighbour to the Capital.

Edinburgh is facing a well-documented housing emergency, and this innovative new development will be part of the solution, providing a diverse range of high-quality homes, including affordable housing, private rental options, and homes for sale.”

Suburban living the ‘perfect balance’ for city dwelling family

Striking the perfect balance when it comes to location can be difficult for house hunters, but the charm of suburban living is enticing an increasing number of professionals and families to the outskirts of the city.

Stuart Brown, 41, and his partner Lucy Forbes, 29, recently took the plunge and moved out of the hustle and bustle of Edinburgh to its leafy outskirts at David Wilson Homes’ Cammo Meadows development.

The couple, who both work as estate agents, weren’t necessarily looking for a new build apartment, just one that had three bedrooms and plenty of living space – a feature that has worked in their favour since welcoming their first child earlier this year.

Stuart, who is originally from Glasgow, said: “Lucy and I agreed that we needed more space, so decided to take the plunge and move from Morningside to the outskirts of Edinburgh.

“We were looking for a three-bed property with some green space close by, and good transport links as we both work in the city centre. As estate agents, we had a rough idea of what we wanted, but we weren’t set on any particular area or house type.

“From the minute we walked into the Shearwater show home, we knew this was the apartment for us. It felt like home. The location, the high-quality finishing touches and the three spacious bedrooms ticked all the boxes for us. We didn’t know at the time, but the ample space would end up being essential as we welcomed our little one to the family.

“The flooring and finishes were also to our liking, meaning minimum work required from us and we could move straight in. However, the living space was what really sold the property. Our apartment has an open-plan kitchen/living area which leads out onto its own terrace. The airy layout really enhances and connects the space, with plenty of light coming from the number of windows throughout.

“We’ve just experienced winter in our new home and, because we get a lot of sun through the windows, we’ve found this helped keep the apartment cosy. It’s a much more energy-efficient property than our last home.”

When they aren’t relaxing in their open-plan living space or on their suntrap terrace, the family venture out into the local area.

Cammo Meadows benefits from having Cammo Estate back onto the development, providing residents and four-legged friends with an array of woodland trails and scenic routes. Cramond’s golden sands are also just a ten-minute drive from the development.

Stuart said: “The development is well located next to Cammo Estate, which has been great for walks at weekends.

“The City Bypass and motorway are also nearby so it’s been easy for us to drive into town or travel to Glasgow or St Andrews to see family and friends. Lucy’s family live just five minutes down the road too, which is always handy with a little one!”

When it came to the final touches, Lucy and Stuart had no doubts that the apartment would be perfect from the 5-star house builder due to the care and attention to detail the builders and the David Wilson Homes team had taken.

Stuart added: “It helped that the buying and moving in process was straightforward – the team quickly responded to any queries and provided clear information on our new apartment as soon as they had it. We really couldn’t fault the customer service.

“Initiatives such as free flooring and a contribution towards our deposit were also massively beneficial in helping us get our key in the door – especially during the cost-of-living crisis.

“As a family, we are thoroughly enjoying living in the suburbs. It’s the perfect retreat from busy city life.”

A final phase of apartments launched at Cammo Meadows on Saturday 30th November. Prices start at £272,995 for two and three-bed apartments. For more information on apartments at Cammo Meadows, visit:

Detailed plans submitted for new Midlothian Village

Springfield Properties, one of Scotland’s leading private and affordable housebuilders, has submitted detailed proposals to Midlothian Council for the first phase of the new Lingerwood development.

After securing outline planning for around 1,000 homes last year to create a sustainable new neighbourhood off Stobhill Road just outside of Newtongrange, the developers have now designed the first phase of 63 private homes which has been submitted to Midlothian Council for comment.

Ranging from two, three, four and five bedrooms, the homes are part of Springfield’s new collection of house styles, this is the first application to feature the new portfolio. Each of the high-quality homes have been designed to maximise energy efficiency, include a unrivalled level of choice and specification, such as back garden turf as standard and a selection of paint colours for each room, while suiting a range of lifestyles to ensure buyers find their ideal home.

Reflecting the local landscape, the proposals also include attractive open green spaces, nature trail paths, new woodland planting, local links and the retention of existing trees, whilst the wider masterplan features everything a community will need to thrive. Crawlees Road in particular will also benefit from upgrades as a result of the development, as the road will be widened and include the installation of footpaths to provide a safe pedestrian route to the Mayfield industrial estate.

Springfield Managing Director, Andy Curran, said: “We’re pleased to be celebrating this milestone in the Lingerwood development journey as we submit proposals for the first 63, energy efficient homes for people in Midlothian. This is especially the case as it’s the first application to feature our new house style range which will streamline our operations and offer the best choice for our customers.

“At Springfield, we are well versed in creating new sustainable communities and have already taken forward villages which prioritise green space, local facilities and supporting infrastructure in Dundee, Perth, Elgin and we’re at the early stages for a new village on the outskirts of Stirling.

“As with these villages, Lingerwood has been thoughtfully designed to create a well-connected community, embracing the 20-minute neighbourhood model which promotes local, sustainable living and ensures people can access local amenities, such as shops and play parks, easily.

“Lingerwood will see the creation of a thriving village that can sustain the needs of local people for years to come. It will be a best-in-class example of placemaking, and we are confident that it will complement nearby established residential areas that already have distinct identities.

“We have worked closely with Midlothian Council and local stakeholders on our plans and their feedback has been invaluable so far. We look forward to hearing the Council’s thoughts on these designs in the coming months.”

New images reveal future of Army HQ renovation

Major refurbishment of vast site shows large plots and modernised homes

THE FIRST visuals revealing the future of 78 former army homes on Edinburgh’s outskirts have been released, giving interested buyers a taste of what to expect.

Created using a combination of photographic and overlayed computer-generated imagery, the visuals give an indication of how the homes and public space at Craigiehall Meadows will look on completion.

Once a community of military families serving the British Army’s Scottish Headquarters at Craigiehall, each of the 78 homes will be completely refurbished and brought up to modern standards.

The images also demonstrate the development’s large, mature plots, as well as the abundance of greenery across the tree-lined site.

Tzana Webster, Head of Estate Agency with Ralph Sayer, which is managing the sales and marketing for the site has revealed very high early interest in the development.

She said: “My first impression on seeing the CGIs was – wow. These are going to become exceptional homes with large front and back gardens, which is rare across Edinburgh – especially compared to new build developments on the market.

“This will be a perfect base for those who want the outdoors life but within easy reach of the city and it’s great to show those interested, whether buyers or people with a connection to the location, what is coming down the line.

“Interest has been high, including from people who used to live here while it served families from the armed forces. This is an amazing location, and a lot of people have a connection with it.”

Craigiehall Meadows is set in an expansive, tree-lined location linking the River Almond with the 800-acre Dalmeny Estate. It is next to Edinburgh’s prime neighbourhoods of Barnton, Cramond and Cammo.

The homes on offer will include a mix of detached, and semi-detached properties all with modern finishes and amenities.

The history of Craigiehall dates to the 17th century when it existed as a country house and estate before it was requisitioned by the Armed Forces in 1939.

It became the Scottish Army HQ in 1951 and operated as the Craigiehall camp from 1955, housing notable regiments until the base was announced for closure in 2011 as part of the Defence Basing Review.

Mature planting and adjacence to farmland give the location a rural feel, however, there is outstanding connectivity to the city, motorway network and Edinburgh Airport.

Enabling works are now underway, with homes becoming available to the market during the refurbishment process.

Those interested in the development can register their interest here – https://www.craigiehall-meadows.co.uk/

Cutting sods at Silverlea: Work begins on former care home site

Council Leader Cammy Day was joined by Fraser Lynes, Managing Director of Cruden and architects Smith Scott Mullan as work got underway on the development of143 energy efficient social and mid-market rent properties.

In partnership with Cruden, the project will deliver a mix of one-, two-, and three-bedroom homes across the site, including wheelchair accessible accommodation.

Work will include upgrades to greenspace and the main footpath linking Salveson Cresent and Marine Drive to create safer, easier access to the shorelines. Plans also include a new Pavilion for Craigroyston Community Football club.

The development is part of the £1.3 billion Granton Waterfront regeneration which will create a new residential-led mixed-use community and will deliver around 3,500 net zero carbon homes, a primary school, a health centre, commercial and cultural space, and a new coastal park.

Council Leader Cammy Day said: It was great to attend the sod-cutting ceremony at the Silverlea site today as we marked the beginning of construction on this exciting development here in Edinburgh.

“We’re facing a Housing Emergency so we must continue to build more affordable housing to address our chronic shortage.

“To deliver our net zero targets for the Capital, sustainable regeneration is so important, and every element of this development has been designed with that in mind. I’m delighted that plans also include a new Pavillion for Craigroyston Community Football Club which will be a real asset to the community.

“The project forms part of the wider £1.3bn regeneration of the Granton area where we’re unlocking brownfield land to build a new sustainable 20-minute neighbourhood. We’re continuing to work hard to ensure Granton is somewhere residents will be proud to live and I look forward to seeing progress continue throughout this year.”

Fraser Lynes, MD of Cruden, added: “Silverlea is a great example of development with sustainability and community at its heart, and we are thrilled to be involved in the delivery of this transformational project.

“The City of Edinburgh Council must be commended in bringing forward these much needed social and mid-market homes amid the capital’s housing emergency, and for specifying them to net zero carbon standards, making them greener, cleaner and more efficient to heat and run.

“During this development, we’re looking forward to providing the new pavilion for Craigroyston Boys Club, carefully re-using the Griffens from the historic Muirhouse Mansion, as well as delivering an important programme of new tree planting and a wildflower meadow to enhance local greenspace.”

The progress is the latest in the Granton Waterfront regeneration with work already well underway on several other projects in the area.

Over 400 net zero homes at Western Villages as well as 75 net zero homes at ‘Granton D1’ are currently under construction.

New Midlothian community thriving with ten new households settled in

A new community is taking shape at the new Lovell housing development Oakwood Edge in Mayfield, with ten households, including many families, having now moved in.

The very first buyers to move to Oakwood Edge were Leah and Andrew Christie, a married couple with two young children aged 1 and 3 years old. The couple decided to move after their family expanded with the arrival of their second child, and they outgrew their previous house.

The couple from Midlothian moved into their 3-bedroom semi-detached Carnoustie housetype this summer, and the deciding factor was the 5% deposit that Lovell offered towards the house.

The new development of 2, 3 and 4 bedroom homes has spectacular views across to Arthur’s Seat in Edinburgh and beyond to the Firth of Forth. It allows residents the opportunity to easily explore the nearby rugged peaks of the Pentland Hills.

Leah said: “It’s right on the cusp of beautiful countryside. You could walk for miles and miles. The views over Edinburgh, the Pentland hills, and Fife are stunning, and you see some amazing skies at night.”

The Carnoustie housetype has lots of storage space and a spacious lounge, where double doors connect to the bright dining space.

Leah said: “Lovell has really thought about storage and layout, which are so important to a young family. We love our kitchen; it’s the centre of our home and where we spend most of our time.

“It’s great to be able to eat and cook while still having the kids within sight in the living room. We also really love our en suite bathroom. It’s amazing having one especially when you have kids. It’s our little adult escape.”

Oakwood Edge is just ten miles from Edinburgh City Centre on the outskirts of Dalkeith, home to an array of bars, restaurants, cafes and shops. Nearby the development, there are two primary schools and a high school.
