CCLA unveils reimagined workspace at 3 Lochside Avenue in Edinburgh

CCLA Investment Management has unveiled newly refurbished offices at 3 Lochside Avenue to the agent market through an exclusive preview tour, showcasing a sustainability-led Grade A office space in one of the UK’s most undersupplied office markets.

Located at Edinburgh Park, the comprehensively redeveloped building has been designed to meet the evolving needs of occupiers seeking premium workspace with strong ESG credentials and a focus on employee wellbeing.

The latest Q1 market figures highlight the ongoing supply constraints within Edinburgh’s office market, with Grade A availability standing at just 5.5%. In particular, there is a notable shortage of suitable options for occupiers seeking larger requirements of 30,000 sq ft and above.

Offering up to 82,272 sq ft of redesigned accommodation, 3 Lochside Avenue includes a new café lounge, collaborative event spaces, a roof terrace overlooking Loch Ross, and flexible floorplates designed to support a range of occupier requirements.

The all-electric building benefits from an EPC A rating and incorporates a range of sustainability-focused features including photovoltaic roof panels, energy-efficient heat pumps, LED lighting with PIR and daylight controls, electric vehicle charging points and extensive cycle facilities.

To mark the launch, CCLA and appointed letting agent CBRE hosted an exclusive preview event for Scottish office agents, providing a first look at the transformed workspace and the significant investment undertaken to reposition the building as a future-focused workplace.

As part of the event, Scottish coffee roaster Matthew Algie hosted a coffee tasting experience, reflecting the growing importance of hospitality, wellbeing and premium occupier amenities within modern office environments.

CCLA’s investment comes at a time when Edinburgh’s Grade A office market continues to face a shortage of high-quality sustainable workspace, with occupiers increasingly prioritising buildings that support both net zero ambitions and employee experience.

Matthew Meaden, Deputy Head of Property at CCLA Investment Management, said: “Sustainability and occupier wellbeing have been central to our vision for 3 Lochside Avenue.

“We wanted to create a workspace that performs strongly from an environmental perspective while also delivering an exceptional experience for the people working there every day.

“The building combines high-quality, flexible office accommodation with the amenities and sense of community that modern occupiers increasingly expect. Edinburgh Park offers a unique environment where businesses can benefit from excellent connectivity alongside a thriving amenity and wellbeing offering on the doorstep.

“The significant investment into 3 Lochside Avenue reflects our confidence in the continued demand for best-in-class sustainable workspace in Edinburgh.”

Angela Lowe, Senior Director and Head of Edinburgh at CBRE, said: “3 Lochside Avenue represents exactly the type of workspace occupiers are actively seeking – highly sustainable, amenity-rich and designed to support modern patterns of work.

“There is a clear shortage of best-in-class Grade A space across Edinburgh, particularly buildings with strong ESG performance already embedded, and we expect the scheme to generate significant occupier interest.

“The investment made by CCLA has completely repositioned the asset, creating a workplace environment that responds directly to current market demand.”

Beyond the building itself, occupiers at 3 Lochside Avenue benefit from Edinburgh Park’s established and growing amenity offering, which has helped position it as one of Scotland’s leading business destinations.

The campus provides immediate access to independent café and bakery Patina, padel courts, fitness and wellbeing facilities, landscaped outdoor spaces and extensive walking and cycling routes, alongside excellent tram, rail and road connectivity.

As occupiers continue to prioritise high-quality, low-carbon office environments, 3 Lochside Avenue is expected to further strengthen Edinburgh Park’s position as one of Scotland’s premier business destinations.

S1 Developments unveils first homes at Edinburgh Park’s New Village

A family-run property developer has broken ground on a new residential development in the West of Edinburgh, supported by a £20m funding package from Bank of Scotland.

The New Village, led by Edinburgh-based S1 Developments, will form part of real estate investment group Parabola’s wider multi-million-pound regeneration of Edinburgh Park, creating a new urban neighbourhood alongside commercial and leisure space.

Bank of Scotland’s funding has enabled the commencement of the first phase of properties at The New Village, comprising 146 private homes for sale. The all-electric homes include studio, one, two and three bedroom apartments and mews houses, with views across either a landscaped courtyard or the Pentland Hills.

Residents will have access to the wider amenities and cultural attractions planned for Edinburgh Park, including a multi-sport recreation area, a square with cafes, a children’s play area, offices, an art trail featuring works by Sir Eduardo Paolozzi, hotels and Edinburgh’s first indoor arena, the 8,500-capacity AEG Arena. The development is well connected to the city centre and airport by public transport, and is already home to leading independent bakery, Patina

Once complete, S1 Developments will deliver 397 new homes at The New Village, with a further 160 affordable units being delivered in tandem by social enterprise, Places for People. The development will supplement Edinburgh Park’s wider delivery of a further 864 rental properties, including more than 200 proposed mid-market rent homes.

Founded in 2007 by brothers Dan and Shane Teague, S1 Developments has led on several high-profile, mixed-use sites across Scotland’s central belt, including the Ropeworks, Ellersly Road and Temple Park Crescent in Edinburgh.

Dan Teague at S1 Developments, said: “The New Village will be a neighbourhood that places connectivity and quality of life at its heart.

“Every element, from the landscaped green spaces and access to amenities and cultrual attraction, has been carefully considered to create a place where people can feel part of a community.

“Breaking ground on the first homes marks an exciting moment in our collaboration with Parabola to create a vibrant new future for Edinburgh Park.”

Graeme Steel, Relationship Director at Bank of Scotland, added: “This is an important milestone in the transformation of Edinburgh Park.

“The New Village is shaping a new era of residential-led regeneration, delivering quality, sustainable homes alongside the amenities and public spaces needed to support building a thriving community where people want to put down roots.

“We look forward to continuing our support for S1 Developments on a project that will unlock and deliver significant long-term economic and social value for the city, contributing towards much needed housing stock and cementing our ambitions to unlock scalable financial models for regeneration and housing delivery.”

Green light for Edinburgh Park Arena

Plans for a new 8,500 capacity arena by AEG at Edinburgh Park were approved at the Development Management Sub Committee yesterday.

Reacting to the decision, Council Leader Cammy Day said: “Edinburgh already boasts a great set of venues in the shape of Murrayfield, the Usher Hall and our theatres and increasingly, the world’s biggest stars are choosing the Capital. From Beyonce and Harry Styles to Taylor Swift’s record-breaking run, not forgetting our annual world famous festivals, Edinburgh has more than proved itself as a top destination for international acts.

“We’ve been concentrating on developing our cultural offering and transport links in recent years to better connect the city, and the moment is right now to build on that. We’ve been crying out for a mid-size indoor arena but we have to make sure the infrastructure is in place for that and it has to be the right site. This arena at Edinburgh Park offers the answer and the planning application received unanimous support from Councillors.

“There is no doubt this site has some of the best transport links in Scotland and it easy to picture audiences travelling from home or the airport by tram, train and bus to West Edinburgh for a show. At the other end of the tram line to the North we have another great asset in the Leith Theatre and in the city centre the Ross Bandstand.

“Smaller music venues like these are also important to the fabric of Edinburgh’s live music offering and I remain committed to championing for their investment. They are two prime examples of projects which I believe should benefit from Edinburgh’s visitor levy when it is in place.”

Edinburgh Park mass vaccination centre welcomes final patients

Edinburgh Park’s mass vaccination centre will welcome its final patients this weekend as the site prepares for closure on Sunday.

The mass vaccination centre, based within the Royal Bank of Scotland’s former Younger Building, will close this weekend, having seen thousands of patients come through its doors.

Over the last four months, since the site opened on Monday 1 March, the vaccination team has administered 82,595 doses of the lifesaving vaccine.

NHS Lothian is now in the process of moving to a more flexible delivery model and will utilise more mobile and surge vaccination clinics.  This will allow the board to target people who are still to receive their jab by making it as easy as possible to be vaccinated.

The decommissioning of the site will begin on Monday (12 July). Those in the west Edinburgh area wishing to visit a drop-in clinic at a mass vaccination centre can do so at the Royal Highland Showground.

Airport buses have been temporarily diverted to allow passengers to be dropped off directly outside Lowland Hall.

The Edinburgh Park site will still welcome both appointments and drop-ins until closure.

Pat Wynne, Nurse Director of Primary and Community Care, NHS Lothian, said: “The site at RBS has played a key role in the vaccination programme so far and we are really thankful to our team who made it work so well. I would also say thank you to Royal Bank of Scotland for cooperation throughout the site’s operation.

“Anyone wishing to be vaccinated from Monday can do so visiting one of our four mass vaccination drop-in clinics across the region, which are continuing to operate.

“This weekend (10 and 11 July), we will be running our mobile vaccination clinics with the Scottish Ambulance Service at The Centre, Livingston (Sat), and Fort Kinnaird Shopping Centre (Sun).

“These are open to everyone over the age of 18 for first vaccination, and for those who are due their second vaccination having waited eight weeks.”
