256 New Low-Carbon Homes and Commercial Space to be Created at Ferry Road Site – Construction Starts Summer 2025

Regeneration specialist Artisan Real Estate is progressing with the demolition of the former Deutsche Bank House at 525 Ferry Road, Edinburgh, making way for a spectacular homes-led redevelopment of the site. 

Planning approval was granted in March 2024 for Artisan together with fund manager REInvest Asset Management S.A. to create a low-carbon residential community on the vacant site near the Crewe Toll roundabout in the northwest of the city centre.

Known as ‘525 Park View’, the new neighbourhood will provide 256 sustainable homes, 25% of which will be for affordable housing.

Flexible commercial space facing on to Ferry Road will provide potential for cafes, shops and shared workspaces.

The 110,000 sq. ft Deutsch Bank House was an office and data-processing centre and was formerly the Scottish base for State Street Bank until the building was vacated in 2018. The phased demolition programme, led by specialist contractor Metropolitan Demolition Ltd, will last up to six months before construction of 525 Park View begins in summer 2025.

Designed by Edinburgh-based 7N Architects, 525 Park View will raise the bar for sustainable city-centre living. More than two thirds of the development area will be made up of high-quality green spaces – including a large central communal garden as well as biodiverse green roofs and a ‘wetland’ area which enhances local ecology whilst contributing to the wider sustainable urban drainage system.

Smart technology such as individual air source heat pumps for each home also means no fossil fuels will be used, emphasising Artisan’s commitment to sustainable low carbon development and delivering low energy costs for occupiers. Developer gets green light to progress Crewe Toll Deutsche Bank site

Artisan Real Estate is set to progress with the ‘spectacular’ homes-led redevelopment of one of Edinburgh city centre’s largest potential development sites following planning approval by The City of Edinburgh Council (CEC). Councillors at CEC’s Development Sub Committee on Wednesday (13 March) were ‘minded to grant’ consent for 256 low-carbon homes and commercial space at 525 Ferry Road. 

Artisan’s Section 75 Education contribution was voted through in line with the planning officers’ recommendation.

Regeneration specialist Artisan Real Estate, together with fund manager REInvest Asset Management S.A., will now take forward their ambitious plans to redevelop the former Deutsche Bank House at 525 Ferry Road, Edinburgh, near the Crewe Toll roundabout.

The developers are set to transform the vacant site, to be known as ‘525 Park View’, into a new residential neighbourhood providing 256 sustainable homes, 25% of which will be for affordable housing. The planning approval follows a comprehensive 14-month consultation programme, with the developers working closely with local community and wider city interests to ensure maximum benefit for both the local area and Edinburgh as a whole.

New mid market rent homes come to Crewe Toll

Harbour Homes and Cullross Ltd have brought eleven new affordable homes to Telford Drive. The homes, close to a popular walking and cycle route, will be managed by Harbour Lettings who look forward to welcoming new tenants this spring.

The contemporary development consists of one and two-bedroom flats overlooking Edinburgh’s skyline with the castle and Arthur’s Seat in view, and further afield to the Pentland Hills.

The modern homes have ample storage, ground floor private and communal gardens, bicycle storage and a rainwater harvesting system. Consultation launches for homes-led redevelopment of former Deutsche Bank offices at Crewe Toll

A public consultation for the homes-led redevelopment of one of Edinburgh city centre’s largest potential development sites is to be launched later this month. 

Regeneration specialists Artisan Real Estate has formed a joint venture company with fund manager REInvest Asset Management to redevelop the former Deutsche Bank House at 525 Ferry Road, Edinburgh, near the Crewe Toll roundabout. 

The office and data-processing centre was formerly the Scottish base for State Street Bank until the building was vacated by the bank in 2018.  

Over recent years the building has housed a number of charities including EVOC, SHE Scotland and People Know How.

Consultation for the site, to be known as 525 Park View, will begin with a drop-in public meeting on Saturday 28 October, at Fetlor Youth Club on Crewe Road South, between 12 noon and 4 pm.

The open session will allow members of the local community to meet the design team behind the proposed project, which includes Edinburgh-based 7N Architects.  

Follow-up design workshops are also planned before the end of the year, with a full presentation of the final scheme, ahead of any planning submission, anticipated for early 2023.

A project website www.525parkview.co.uk has been set up to provide more details of the project proposals and the ongoing consultation process. All presentation boards will be published on the website within 48 hours of each event, with an opportunity to comment and feedback.

Campaigners to hold protest against war-profiteers in Edinburgh tomorrow

At 12pm tomorrow (Saturday 28 May), Edinburgh Campaign Against Arms Trade (Edinburgh CAAT), alongside several other groups, will be holding a demonstration outside the Leonardo offices on 2 Crewe Rd North. 

Leonardo is one of the world’s biggest arms companies and has a long and shameful history of arming and supporting human rights abusing regimes across the world. In 2021 it posted revenues of €14.1bn, which included a year-on-year net profit increase over 142%. 

It is one of the main manufacturers of the Typhoon jet that has been used by Saudi Arabian forces in the bombardment of Yemen. 

Likewise, the T-129 attack helicopter – which was jointly developed by Leonardo and Turkish Aerospace Industries – has been extensively used by Turkish forces in its military operations against Kurdish groups. 

Leonardo has provided arms and support for the Israeli government, despite the decades of abuses that it has inflicted on Palestinians. Only last month the company secured a $29 million contract to provide military helicopters to Israel. 

Protesters will gather for speeches and performances by the San-Ghanny choir, which has been to Palestine, and the ZarifAtToul dance troupe who will be teaching Palestinian dances. 

Melanie Scott, a spokesperson for Edinburgh CAAT, said: “Leonardo is one of the biggest arms companies in the world and has armed, supported and profited from human rights abuses around the world.

“It has backed dictatorships like the one in Saudi Arabia and fuelled repression against people in Palestine and beyond. 

“Despite its devastating global impact, a lot of people in Edinburgh pass Leonardo’s arms factory every day and are totally unaware of the weapons that are being made inside or who those weapons are being sold to.

“That is why we are bringing people together in unity to shine a light on Leonardo’s complicity in these abuses.”

Have your say on North Edinburgh’s active travel connections

Residents in north Edinburgh are being invited to help shape a key project to improve connections and public spaces in their local community.

The city council is asking people from across Muirhouse, Pilton, Granton and Drylaw to contribute to the future of Pennywell Road and its links to existing paths at Crewe Toll, Gypsy Brae, Silverknowes and West Granton Access Road.

Through the North Edinburgh Active Travel (NEAT) Connections scheme we’re proposing changes to Pennywell Road and the surrounding area. These include increasing space available for walking, cycling and wheeling, making it easier to access local shops and community spaces without the use of a car and working with members of the community to improve public areas and green spaces.

We’re seeking feedback from residents via a dedicated Commonplace map, a tool recently used as part of Spaces for People engagement, which attracted more than 4000 comments.

This will help to identify existing problem areas and opportunities for new crossings, green spaces or where other improvements could be made.

Transport and Environment Convener Councillor Lesley Macinnes said: This project will create a much more welcoming, relaxed environment for those travelling on foot, bike or wheelchair.

“We’ve already seen how temporary Spaces for People initiatives across the city have encouraged people to walk, wheel or cycle and we want to see this happen long-term, with the associated benefits to health and the environment.

“Of course, we want any changes to work for all the people who live and spend time in this area, which is why we want to hear what they think and where improvements can be made. By sharing their thoughts and ideas they can help shape the final design, which will make travel to nearby schools, shops and local areas much easier and safer for pedestrians and cyclists.

Interim Head of Infrastructure Delivery for Sustrans Scotland, Chiquita Elvin, said: “Despite being close to existing walking, cycling and wheeling routes, such as the North Edinburgh Path Network, it can be challenging to access them for Muirhouse and Pilton due to the volume of traffic and the focus on roads in the original design of the area.

“We want the local community to tell us how we can make walking, cycling and wheeling easier for them, be that with new path connections, wider pavements, dedicated space for cycling or new crossings. These changes have the potential to transform how people get around North Edinburgh and every opinion matters.”

As well as benefiting local residents, changes could make it easier for travel to Craigroyston Community High School, Craigroyston Primary, Oaklands Primary, Forthview Primary and the new civic centre being developed at the former Muirhouse Shopping Centre.

NEAT Connections has been funded through Sustrans’ Scotland’s Places for Everyone programme, with support from Transport Scotland.

Separate temporary measures to make cycling safer and easier on Pennywell Road, Muirhouse Parkway and Ferry Road are currently in place and have been implemented through the Spaces for People programme.
