Developer gets green light to progress Crewe Toll Deutsche Bank site

Artisan Real Estate is set to progress with the ‘spectacular’ homes-led redevelopment of one of Edinburgh city centre’s largest potential development sites following planning approval by The City of Edinburgh Council (CEC). Councillors at CEC’s Development Sub Committee on Wednesday (13 March) were ‘minded to grant’ consent for 256 low-carbon homes and commercial space at 525 Ferry Road. 

Artisan’s Section 75 Education contribution was voted through in line with the planning officers’ recommendation.

Regeneration specialist Artisan Real Estate, together with fund manager REInvest Asset Management S.A., will now take forward their ambitious plans to redevelop the former Deutsche Bank House at 525 Ferry Road, Edinburgh, near the Crewe Toll roundabout.

The developers are set to transform the vacant site, to be known as ‘525 Park View’, into a new residential neighbourhood providing 256 sustainable homes, 25% of which will be for affordable housing. Flexible commercial space facing on to Ferry Road will provide potential for cafes, shops and shared workspaces.

Designed by Edinburgh-based 7N Architects, the proposals will dramatically raise the bar for sustainable city-centre living. More than two thirds of the development area will be made up of high-quality green spaces – including a large central communal garden as well as biodiverse green roofs and a ‘wetland’ area which enhances local ecology whilst contributing to the wider sustainable urban drainage system.

Smart technology such as individual air source heat pumps for each home also means no fossil fuels will be used, underlining the Artisan’s commitment to sustainable low carbon development and delivering low energy costs for occupiers.

The planning approval follows a comprehensive 14-month consultation programme, with the developers working closely with local community and wider city interests to ensure maximum benefit for both the local area and Edinburgh as a whole. 

Welcoming the 525 Park View planning approval, Artisan Real Estate’s ’s Regional Director for Scotland, David Westwater, said: “This is a hugely exciting opportunity to breathe new life into an underused site, whilst ensuring its long-term future by bringing a new sustainable community to an accessible city centre location.

“Following the consultation feedback, we have worked hard to make this development not just the right fit for the site but also an integral part of the wider city centre area. We have reduced the heights of the building from nine to seven storeys and ensured the overall architectural design and materials respect  local and historical contexts.”

He added: “We are also fully aware that we have the responsibility to ensure that our developments exceed all current environmental standards, setting new benchmarks for smart, sustainable living whilst providing a high quality of internal and external space.

“Our proposals have been guided by low-carbon design and encompass a mix of apartment sizes and layouts, led mainly by residential as well as much-needed affordable housing and other complementary commercial uses.”

Artisan Real Estate has a strong track record in delivering complex residential and mixed-use regeneration projects in sensitive city centre environments across the UK, and in 2023 won the inaugural ‘Excellence in Sustainability’ award at the 2023 Scottish Homes Awards.  

Development partner REInvest Asset Management S.A. was founded in Luxembourg as a specialist for future-facing investment ideas and currently manages and develops properties across Europe with a value in excess of EUR 2.3 billion.

525 Park View is held in a progressive property fund within a pan-European portfolio managed on behalf of a German insurance group.

Fountainbridge regeneration ‘on the way’

7N Architects are delighted that our proposals for Edinburgh City Council’s flagship regeneration project at Fountainbridge have taken another major step forward with Cruden Homes and Buccleuch Property confirmed as preferred developers for the site.

The project will deliver a vibrant, liveable, neighbourhood that will reinvigorate the canalside and will include new affordable and private homes, commercial, social enterprise and community spaces alongside a new 1,000 sq ft office building for early-stage tech companies to ‘scale up’.

It’s been a long road since the community workshops that we facilitated in 2013, but we are excited that the original community vision will now be delivered.

Wester Hailes to feature in National Architectural Exhibition

Wester Hailes will feature in a new exhibition called ‘What if…?/Scotland’ opening in V&A Dundee on 22 May which will explore the relationship communities have with their built environment.  

The project, commissioned by the Scotland + Venice partnership, is the creation of Edinburgh-based 7N architects together with Architecture and Design Scotland, Scotland’s design agency, and a number of local partners. Initially started in 2019 it paired five local people from Wester Hailes with five architects and designers to discuss how they would improve the spaces where they live and what their hopes, wishes and aspirations for the future are. 

The designer responded to the wishes of the people by proposing a way to make the hopes a reality – asking What if…?/.  The process was filmed by film maker Basharat Khan.

The exhibition of the wishes, alongside the films, were initially prepared for the Scotland + Venice exhibition for the 17th International Architecture Exhibition – La Biennale di Venezia in 2020 – the world’s leading architecture exhibition. 

However, with the 2020 exhibition postponed and uncertainty around travel in 2021 due to the on-going Covid-19 pandemic, the organisers were able to adapt the exhibition to premiere at V&A Dundee.

Connecting Wester Hailes

In Wester Hailes one of the key topics was around connections; connecting communities within the area and providing spaces for human connections. 

Emily Stevenson and Eoghan Howard discussed with Katie Hay from 7N how a footbridge across the Union Canal would provide a connection to green spaces which would enhance the lives of locals. 

Several groups discussed the derelict garage as a potential location for a community meeting place and how it was once an important part of the community and had the potential to be so again.

Leah Black from WHALE Arts, who hosted the workshops, said: ““It feels like a lifetime ago that Eoghan and I introduced a small group of local residents from Wester Hailes – Eunice, Emily, Bahiya, Ili, Chuks and Louize to the architects working on What If…? Scotland.

“We were delighted at WHALE Arts to play a part in making these introductions, however the success of this project was contingent on the generosity, open-mindedness and creativity of the group of local people who are passionate about improvements to the local area.

“The project was timely for us as we were working with Wester Hailes Community Trust, Ian Gilzean and partners on the beginnings of a Local Place Plan for Wester Hailes.

“This work on the LPP has continued to develop throughout 2020 and 2021 and we are thrilled at the notion of being able to incorporate some of these inspiring ideas into the long-term regeneration of Wester Hailes.”

Wester Hailes is one of five communities taking part in the project alongside Elgin, Annan, Paisley and Lerwick.  Dundee will be added in time for the opening at the V&A.

As well as themes individual to the local communities there were many overarching themes of regeneration of lost and iconic buildings, the issues of closed shops in High Streets, community spirit, pride in local areas and how to create a meeting space that’s accessible to everyone. 

In addition to the five films there will be an interactive installation called the Cloud of Dreams, where anyone attending the exhibition can submit their wish for their place.

Ewan Anderson of 7N Architects said: “When we first met with these communities in late 2019, who could have foreseen how much our lives would change? 

“It’s interesting that even prior to a year in lockdown, community and spaces to gather and meet were of common importance throughout Scotland. 

“I’m delighted we have found a home for the exhibition as it is important that these stories are told.  And how fitting that this exhibition examining our places and how design affects them will be presented at Scotland’s first Design Museum V&A Dundee.”

Plans for Orchard Brae development to go on display

The public will have the chance to view and shape the details of an exciting new residential development at Orchard Brae on Queensferry Road, in the heart of Edinburgh’s city centre.

Undertaken by real estate investor Palm Capital together with Edinburgh-based 7N Architects, the plans propose to bring a mix of apartments and townhouses to the area.

A Proposal of Application Notice (PAN) was submitted to The City of Edinburgh Council last month, highlighting the intent of the developer to lodge a planning application this year.

The proposals incorporate a mix of 62 apartments and townhouses with associated landscaping, parking and infrastructure on land surrounding Orchard Brae House.

The plans incorporate 20 percent family housing and 25 percent affordable housing, complying with the City of Edinburgh Council policy.

The proposals for this sustainable residential development aim to enhance and maintain the existing trees and landscape as well as converting 30 percent of the current car park surface into green roofs and gardens.

If approved, the proposals would also bring new residential streets and active frontages to Orchard Brae with private gardens whilst retaining the woodland fringe to Queensferry Road.

Palm Capital has now organised a digital community consultation to take place on Wednesday 21st October to provide residents with further information on the emerging proposals.

Through this consultation process, the developer is seeking input and ideas on the proposed scheme from the public, which will assist in informing the basis of the developer’s future planning applications.

With the temporary suspension of public events for major planning applications by the Scottish Government due to COVID-19, these have moved online to a dedicated website highlighting the proposals.

The website, which can be accessed at www.orchardbrae.scot, will go live on Wednesday 21st October, and a digital consultation event will take place on the same day from 3pm to 8pm. Consultants will be available to answer any questions and receive feedback through a two-way chat system during these hours. Feedback can also be submitted via the website.

Any representations or suggestions for changes to the proposals shared during the online event will be included in a Pre-Application Consultation report to accompany future applications.
