Construction on net zero homes begins on Granton Waterfront

Construction on Edinburgh’s first ‘net zero’ housing development has begun on Granton Waterfront.

Led by the City of Edinburgh Council in partnership with Glasgow-based contractor CCG (Scotland) Ltd, the 75 home ‘Granton D1’ affordable housing pilot is part of the 1.3bn, 3,500 net zero home Granton Waterfront regeneration project.

Designed by Anderson Bell Christie and located to the rear of the former Granton railway station building, this is the first pilot development in the Edinburgh Home Demonstrator (EHD) Project.

The collaboration between local and national government, academia and the construction industry is testing a new model for designing, procuring and delivering new homes in the Edinburgh and South East Scotland City Region Deal to create a greener future.

Granton D1 is also part of the Council’s ambition to deliver 20,000 affordable homes by 2027 and will contribute towards achieving the city’s target to become a ‘net zero’ city by 2030.

Future residents will benefit from a 20-minute neighbourhood approach, with active travel routes, public transport links and local amenities – including three commercial units on the ground floor level of D1 Homes. Where parking is provided, Electric Vehicle (EV) charging points will also be installed.

To achieve ‘net zero’, the development will utilise a series of innovative measures including improved fabric performance and triple-glazed windows, which will combine to dramatically reduce heat loss and energy demand, and an all-renewable energy strategy delivered by an entirely electric, on-site energy centre and solar PV panels.

Carbon offsetting measures will also be in place with the outcomes reviewed through post-occupation analysis that will be undertaken by Edinburgh Napier University to validate the performance of the homes and inform future strategy for EHD projects.

The homes themselves comprise one, two, and three-bedroom flats contained within a series of blocks, over-looking communal gardens, with the first homes set for completion in summer 2023.

They will each be clad in a rich red brick that corresponds to the former station building, that will become a creative workspace with a public square for community use. Three commercial premises will also be provided and leased to local business operators.

Councillor Jane Meagher, Housing, Homelessness and Fair Work Convener for the City of Edinburgh Council, said: “The future of housebuilding is happening here in Edinburgh. Getting construction underway is a huge step for Granton Waterfront and the pilot will help us create much needed new homes and a trailblazing new future for sustainable living in the city.

“Using the most advanced construction methods and materials, these homes will be greener, warmer and more affordable. They will feature EV charging stations and community gardens to support local wildlife. As part of Edinburgh’s new coastal community and 20-minute neighbourhood, this exceptional development will also benefit from new local amenities and low carbon transport links.

“Granton D1 homes really have been designed to improve the lives of tenants and homeowners and will of course help us to meet Edinburgh’s net zero targets. We’re excited to now bring the blueprints to life.”

“CCG has pioneered offsite ‘Modern Methods of Construction’ for over a decade and our applied research and development into ‘Net Zero Carbon’ places us at the forefront of sustainable housebuilding in Scotland. Our partnership with the Council fosters early engagement and collaboration which means projects like Granton D1 can be realised much faster and the beneficiaries of this process are both the end-user and the environment.

“This project is hugely significant for the future of housing in Scotland and we thank the City of Edinburgh Council for allowing CCG to play our part in building a more sustainable future.”

Barratt Developments Scotland donates £10k to SocialBite

Five Scottish charities to receive a share of £50k fund to help people facing homelessness, financial crisis or social exclusion

Local housebuilder Barratt Developments Scotland, which includes Barratt Homes and David Wilson Homes, has donated £10,000 to help homeless people in Edinburgh.

Social Bite is one of five charities to benefit from a share of Barratt’s £50k fund to help people facing homelessness, financial crisis or social exclusion. 

The UK charity is an innovative social enterprise, which is committed to ending homelessness through food, employment and housing. In Edinburgh it has coffee shops on Rose Street and Shandwick Place, along with the Social Bite Village – a supported community providing accommodation and assistance for up to 20 people affected by homelessness.

Josh Littlejohn MBE, co-founder of Social Bite, says Barratt’s donation will go towards supporting those who are affected by homelessness, experiencing high financial risk, or in crisis and in need of support.

Josh Littlejohn said: “On behalf of Social Bite and the people we support, I’d like to thank Barratt Developments Scotland. We know that ending homelessness requires everyone to play their part, and we are incredibly grateful for this generous donation.

“This support will enable us to continue to develop innovative programmes of food provision, supported employment and housing; to bring about systemic change, and empower people who have been homeless to transform their own lives.”

Churches Action for the Homeless (CATH) in Perth, The Highland Homeless Trust in Inverness, Aberdeen Cyrenians in Aberdeen and Community Veterans Support in Glasgow are among the other charities to benefit from a share of Barratt Development’s bumper £50,000 fund.

“Addressing homelessness is a cause that’s very close to our hearts but, sadly, the pandemic has exacerbated many of the social and financial issues and put many more people at risk.

Hope springs eternal at Walled Garden

PLAQUE UNVEILED TO COMMEMORATE FORMER CASTLE TENANT

On 28 March we had a gathering at the Walled Garden when John & Agnes Smith, the previous owners, unveiled Historic Environment Scotland’s plaque commemorating Sir Thomas Hope (writes LINDA GARCIA).

Thomas Hope was born around 1580. He studied with the intention of going into law and was admitted as an Advocate on 7 February 1605.

Hope gained prominence in 1606 when he defended John Forbes (c. 1568-1634), Minister of Alford, and others, at Linlithgow, on the charge of having committed treason when they declined to acknowledge the jurisdiction claimed by the Privy Council (of James VI of Scotland, James I of Great Britain and Ireland) over the General Assembly of the Church of Scotland.

Although his clients were convicted, Hope had shown himself to be in the top rank at the Bar. He became a very successful lawyer and profits from his practices enabled him to build estates in Fife, Stirlingshire, Midlothian, East Lothian, and Berwickshire. In May 1626 he was appointed Lord Advocate and in 1628 he was granted a Nova Scotia baronetcy.

In 1634 he managed to secure the conviction of James Elphinstone, Lord Balmerino, for treason. These were difficult years of religious strife but Hope managed to avoid any participation in the preparation of the National Covenant, nor did he sign it. However, he did pronounce an opinion in favour of its legality.

Although his son, Sir Thomas Hope of Kerse, served with the army of the Covenanters, Hope neither declared the action of the Covenanters to be illegal, nor did he defend episcopacy, thus putting himself in a precarious position.

Indeed, when a Committee of the Estates (Scottish Parliament) required his official signature to Writs of Summons against opponents of the Covenant, he refused it because there was no authority for this from King Charles I.

In 1643 he opposed the proposal to summon the Estates without any warrant from Charles. Hope’s publications include the legal treatises Minor practicks and Major practicks, Carmen saeculare (1626) in honour of Charles, and a Latin translation of the Psalms and the Song of Solomon.

Sir Thomas Hope died on 1 October 1646. Of his four sons, three became Lords of Session and one of these became Lord Justice General. A fourth son was Cupbearer to Charles I.

Descendants of Sir Thomas Hope would become Earls of Hopetoun as a reward for supporting the Act of Union with England in 1707, and later on Marquises of Linlithgow.

Adopted Leither starts new chapter on Edinburgh waterfront

A BRAND NEW four-bedroom townhouse on the capital’s enviable waterfront has transformed a man hailing from the west of Wales into a Leith local.

John Evans, stumbled across the Waterfront Plaza development by Cala Homes (East) when out on a walk and decided it was the best location for him to start a new chapter.

John moved to Edinburgh more than 25 years ago and has since fallen in love with Leith and everything it has to offer. He made the move to the highly desired Waterfront Plaza from his previous home in Trinity last year.

The Welshman has grown a close affinity to Leith, starting the charity LeithGives during the first lockdown with the aim of providing support to those in need during the pandemic – through local business, charity and community partnerships.

John said: “I love spending every day in the heart of Leith. I have everything I need around me and wouldn’t change it for the world. It’s so sought after for a reason.

“To now live exactly where I want to live and in the perfect home has been absolutely brilliant. I knew about Waterfront Plaza from my work on the board of the Leith Trust, however I never considered it as a potential home until I stumbled across it on a walk one day.”

November 2021 saw John make the switch from a five-bedroom Victorian house in Trinity to one of Waterfront Plaza’s modern four-bedroom townhouses. The townhouses at the development feature an expansive terrace, well designed interiors and Cala’s signature high specification and contemporary style.

One of the bedrooms in the four-bedroom property has been converted by John to a study from where he works from home and he is also in the midst of transforming his garden space into a bee-friendly area.

John says: “The home has been so easy to change and adapt to exactly what I am after. It’s been ideal to have my own study whilst the world gets used to hybrid working. I’m also keen to start my own bee-friendly garden and Cala were very helpful with all of that.

“There have been loads of other nice touches from Cala along the way. The team on site have gone above and beyond to help us transition into our new home.”

John has two sons who have also been enjoying their new home. Rhys, 21 works at the local pub, The Malt and Hops when he’s home from university and Bryn, 17, has been making full use of Leith’s transport routes to school and the city centre.

The family of three have been making the most of having Leith’s vibrant food and drink scene on their doorstep too – regularly visiting the range of local bars, cafes and restaurants.

John added: “I’m surrounded by options which makes daily life so much better. As well as great food spots like Café Domenico’s and everything Leith Shore has to offer, I’ve become a keen local of The Malt and Hops which has great music during the Leith Jazz and Blues Festival.

“It is a great feeling to be part of such a thriving, vibrant community.”

Plaque unveiling at Granton Castle Walled Garden this afternoon

HISTORIC Environment Scotland (HES) will unveil a plaque to commemorate Sir Thomas Hope at Granton Castle Walled Garden this afternoon.

Sir Thomas Hope, one of Scotland’s leading legal minds in the 17th century, lived for a time in Granton Castle. The Baronet is buried in Greyfriars Kirkyard.

Contract agreed for Waterfront’s Western Villages project

Part of the City of Edinburgh Council’s major £1.3 billion regeneration of Granton Waterfront, the Western Villages project, will now be taken forward by CCG (Scotland) Ltd following a competitive tender process.

On track to begin construction in mid-2022, Western Villages will offer a mix of one, two- and three-bedroom flats with wheelchair accessible homes and a range of tenure options including social, mid-market rent and homes for sale.

The masterplan for the area will take account of the sea views and the nearby parkland, and will focus on active travel, electric car charging points, car club spaces and public transport links.

The decision was taken by the Finance and Resources Committee on Thursday (3 March).

The City of Edinburgh Council Depute Leader, Cammy Day, said: “Particularly on the back of COP26 and our own 2030 Climate Strategy, approving this contract gives us certainty that that we’ll be able to deliver this major aspect of the Council’s £1.3 billion Granton Waterfront regeneration.

“Housing will be integral in meeting our net zero ambitions by 2030 and Western Villages will be a gold-standard for other new development across the city.

“The wider regeneration project will also create one of Europe’s largest coastal city parks, providing opportunities for residents and visitors to reconnect with the city’s waterfront by offering more areas for leisure and outdoor experiences, civic spaces and sustainable housing.”

Convener for the Housing, Homelessness and Fair Work committee, Councillor Kate Campbell, said: “The decision by Finance and Resources Committee is great news and will help us deliver this development, which will help us accelerate the delivery of affordable homes. Granton’s regeneration is a key part of our commitment to build 20,000 social and affordable homes by 2027.

“The steps we’re taking now to make homes more sustainable will make homes easier and cheaper to heat, which helps us to tackle climate change. But it’s also crucial for tenants, reducing fuel bills at a time where the cost of living crisis is pushing too many people in poverty.”

Partnering with CCG (Scotland) and architect Cooper Cromar in the creation of the new housing, the Council is also adopting CCG’s new Net Zero Home housebuilding standard for this build which will support its ambition of achieving net zero by 2030.

This standard brings improved insulation, low carbon heating and renewable technology that will help the Council make big strides in building sustainable housing for its residents.

Over the next 15 years, 3,500 net-zero carbon homes, a low energy heat network, a primary school, health centre, commercial and cultural spaces, sustainable transport provision and a new coastal park are all planned to be delivered in Granton Waterfront alongside progress underway in growing a cultural and arts cluster.

New pharmacy for Waterfront?

Pharmacist Yaseen Yousaf hopes to open a new pharmacy in the expanding Granton Waterfront area. 

Yaseen said: “I am proposing to run a Pharmacy First Plus Service (Pharmacist Independent Prescriber-led common clinical conditions service).

“This will really help patients, as pharmacies are now doing more, and we are diagnosing and prescribing medication.

“Pharmacies are overwhelmed at the moment and this new addition should really help the community.”
