Viva Mexico up for sale

Located in Edinburgh’s historic Old Town, Viva Mexico has been brought to the market through specialist business property adviser, Christie & Co

This Mexican-run family restaurant is ideally situated on Cockburn Street, a few minutes’ walk from Waverley train station, attracting both tourists and locals-alike who love traditional Mexican cuisine.

The Old Town is extremely popular with visitors to the capital, with many people walking up and down Cockburn Street to visit the Royal Mile, Edinburgh Castle and other attractions, giving it great visibility. The Edinburgh Festival, which recently achieved over three million visitors, is held in the month of August every year and leads to a spike in visitor spend in the city.

The owners have decided to retire and have now put the business on the market.  The property is held on a dual freehold and leasehold basis, with the ground level held on a freehold title. The lower ground level is split into sections, with one part offered on a leasehold basis. A lease is currently in place for this with Edinburgh City Council. The other section of the lower ground level is offered on a freehold basis.

The current owners, Julio and Judith Gonzalez, commented: ”After 35 happy and rewarding years running our restaurant we have decided it is time to retire.

“It has been a joy (and a challenge) and we will never forget all the people-family, staff, customers and friends who have been with us on the journey and will always be grateful for all the love and support that we have received over the years.”

Stuart Drysdale, Director at Christie & Co’s Edinburgh Office who is handling the sale, commented: “Viva Mexico presents a rare opportunity to secure property on Cockburn Street, a very short distance from the Royal Mile in Central Edinburgh.

“The existing theme could of course be retained however, there is scope to change the style and theme of the restaurant.”

Viva Mexico is on the market through Christie & Co at offers around £1,250,000 for the freehold which includes the ground floor and part of the lower ground floor. Part of the lower ground floor is held on a leasehold basis with a passing rental of £11,000 and 8 years remaining on a lease with Edinburgh City Council.
