Five-star housebuilder to deliver 99 new homes including affordable housing overlooking city park

Leading Scottish housebuilder Cruden Homes, in a joint venture with Evantyr Properties, has acquired a new site on Salamander Street in Leith, as part of the ongoing regeneration of the former industrial area. 

The latest proposals from Cruden and Evantyr outline plans for a new residential development of 99 one-, two- and three-bedroom apartments, many of which include balconies. Of these, 35% will be allocated as affordable housing, surpassing the planning requirement of 25%. 

Working alongside 7N Architects, the new scheme has been carefully planned to integrate with the existing urban landscape, incorporating a landscaped central courtyard and strong connections to sustainable transport options. Many of the new homes will also back onto the adjacent Leith Links, a large public park with an abundance of open green space and lots of mature trees. 

The development will also be designed around and alongside the active travel initiative which will see the inclusion of a segregated cycle path as part of the wider Leith Connections project.  This is a major infrastructure initiative designed to improve travel for pedestrians and cyclists throughout the area.

This latest development on Salamander Street is expected to start later this year, subject to final planning conditions being met.

Cruden Homes to hold public consultation on new Leith apartments

Edinburgh-based housebuilder Cruden Homes is to hold a digital consultation event on its exciting proposals to deliver much-needed housing in Leith.

Located on the site of the Edinburgh Carpet and Flooring Warehouse, on the corner of Salamander Street and Salamander Yards, the proposed development will aim to comprise 99 apartments.

Including a range of different sized apartments, the development will range from four to six storeys, with the added bonus of ground floor retail fronting onto Salamander Street. 

A web-based community consultation event, in line with Scottish Government Covid-guidelines, will allow the community to provide feedback on and shape the proposals.

This online public consultation event, where the development team will be available via a live chat function to answer any questions, will take place on Thursday 28th April between 3.30pm and 7.30pm at www.orbitconsultations.scot/salamanderstreet

Cruden Homes reveals proposals for new Leith apartments

Edinburgh-based housebuilder Cruden Homes has revealed exciting proposals to deliver much-needed housing in Leith.

Located on the site of the former Edinburgh Carpet and Flooring Warehouse, on the corner of Salamander Street and Salamander Yards, the proposed development will aim to comprise 96 apartments.

Including a range of different sized apartments, the development will range from four to six storeys, with the added bonus of ground floor retail fronting onto Salamander Street. 

A proposal of application notice (PAN) has now been submitted with City of Edinburgh Council, noting the intent to submit a planning application following a minimum 12-week consultation period.

A web-based community consultation events, in line with Scottish Government Covid-guidelines, will allow the community to provide feedback on and shape the proposals.

The event will take place on 27th April from 3.30pm-7.30pm.

New housing planned for Salamander Street

Comprehensive Design Architects (CDA) has filed outline plans to build a mixed-use development with 285 apartments on Leith’s Salamander Street.

Landowner John G Russell (Transport) Ltd said properties on the 3.4-acre site are surplus to requirements and plans to demolish these buildings ahead of the redevelopment of the site.

The redevelopment proposes a residential-led, mixed-use development which would offer approximately 300 new residential apartments of which 25% will be affordable homes in line with council planning policy.

Commercial uses will be provided at ground floor level and other ancillary development will include car parking, access, landscaping and associated infrastructure.

In a planning statement submitted with the plans, CDA wrote: “The varying scale of the proposal looks to add visual interest to the design whilst minimising any potential canyoning effect on the narrow width of Salamander Street.

“By increasing the height of the buildings the overall built footprint on the site can be reduced thus freeing up space for external amenity as well as pedestrian, cycle and vehicle access.

“Although accommodation at ground floor is limited due to flood levels, upper ground floor flats will have private gardens providing amenity as well as defensible zones.”
