Wealth growth outstrips salaries by three times

  • Average wealth has increased by 59% in the past decade while earnings have grown just 19%
  • Even among the wealthiest the value of assets has grown by 64% compared with 20% for salaries

The growth in average wealth from assets including property and investments has been three times higher than the growth in average earnings over the past decade, new analysis* from Handelsbanken Wealth & Asset Management shows.

Figures show people are being out-earned by their homes and other investments, with average wealth rising 59% over the past decade compared with 19% growth in salaries over the same period, according to Handelsbanken Wealth Management & Asset Management’s analysis of the latest Government data on Britons’ wealth and assets and earnings.

Average wealth for Britons is estimated at £575,948 after a decade of growth from £361,831, with house price rises as well as increases in pensions, investments and physical wealth including possessions all appreciating in value since 2010. By contrast, average earnings have only increased to £31,840.

For the wealthiest 25% of the population, the growth in assets has been even more impressive – they now own wealth estimated at £733,800 compared with £447,900 a decade ago. They have seen their wealth increase 34% faster than the British average, while their salaries have increased 22% faster.

Of course, the growth in wealth has not been shared equally throughout the country – the wealthiest people in London have seen their wealth grow by 77% over the period to an average £902,400, compared with £495,200 in 2010.

The top 25% wealthiest in the North East have only seen growth of 30% during the same period, taking them to an average £459,500, which equates to an increase of £105,300. Growth among the top quartile of wealthiest people in the South East was 77% during the same period, compared with 69% in the East of England and 66% in the South and Wales. The North West saw growth of 45%.

“It is fascinating to see the gulf between the increase in asset values and the increase in average earnings over the past decade, and is instructive for advisers and their clients on how to plan their finances and assess their wealth.

“No matter how your total wealth is made up, it’s important to have a clear plan on how you want to use it for your own future and for the benefit of other family members.”

Top tips for avoiding getting scammed out of your pension pot

It is estimated that more than 1.3 million people have been targeted by unscrupulous regulated and unregulated financial advisors who have pedalled bad advice.

These unscrupulous advisors have persuaded many people to transfer their existing private pensions or extremely valuable defined benefit pensions, to open a SIPP (Self Invested Personal Plan) and to “invest” in unregulated, high risk and illiquid “investments”.

Many people have lost most, if not all, of their pensions which they have been paying into all of their working lives. In some cases, people have transferred pension pots of £500,000 or more into worthless “investments” sold to them by dodgy or incompetent financial advisors who were not authorised or regulated by the Financial Conduct Authority (FCA).

Investments that promise significant returns but deliver losses have led to people losing most or all of their pension funds, leaving them devastated, often traumatised, unable to retire comfortably and often unable to retire at all.

Solicitor Paul Higgins of Pension Justice, a law firm that specialises in assisting victims of pension mis-selling to help recover some of their lost money, says: “That old adage of ‘if it sounds too good to be true, it probably is too good to be true’ couldn’t apply more than in the case of pension mis-selling.

“We’ve had clients that have been promised huge returns on unregulated investments into things such as storage pods, airport car parking spaces, fractional ownership of property in Cape Verde, carbon credits and more, which sadly have all turned out to be worthless”.

Pension Justice has helped its clients, who have been given bad advice, to recover millions of pounds in compensation and has the following top tips to help people from falling victim to pension mis-selling.

Knowing what red flags to look out for could save a person from making a terrible mistake that could help them avoid losing their pension and ruining their retirement:

1.    Be suspicious of cold calls from financial advisors. As a general rule don’t take cold calls. If you don’t know who they are, put the phone down. If you are interested in talking to them, do some background research into their qualifications and the investments they are offering. Promises of doubling your money are probably worthless. Unfortunately, there are many unscrupulous “advisors” out there who prey on people by offering “free pension reviews”. Under no circumstances agree to anything on the phone or invite them into your home, however convincing, how friendly they are or how much pressure they put you under.

Check with the Financial Conduct Authority to see if they are authorised to provide financial advice.  

2.    Do your homework on the investments offered. Look up pension mis-selling, discuss the investment opportunity with friends and family and ask someone to help you do some research online if you are not internet savvy.  Unregulated investments are highly risky, and you could lose your life savings for the baseless promise of high returns.

3.    Make sure you understand the terms and conditions.  Your financial adviser is in a position of trust and has to communicate the terms and conditions of any products they are selling. They need to ensure you are fully informed before making any decisions. If your pensions advisers don’t explain any terms and conditions, you will likely be able to file a claim.

4.    Ask for a full breakdown of fees and charges. Make sure you find out exactly how much this transfer will cost you in terms of fees and annual charges. Again, victims of mis-selling sometimes end up paying out more money to the advisor than their pension earns. If the advisor is not clear about these fees and charges, then walk away.

5.    You have been advised to transfer your pension from a workplace pension. It is doubtful that it will be beneficial for you to transfer your extremely valuable defined benefit pension and there is a good chance that you will be mis-sold.

Paul said: “If you think you have already been a victim of pension mis-selling, it is possible to get compensation.  Pension Justice have recently helped one client recover compensation.

“She transferred £35,000 from a defined benefit NHS Superannuation Scheme of Scotland pension into a SIPP and thereafter “invested in an Ethical Forestry scheme” which failed. 

“We recently helped another client who had a defined benefit scheme pension with Proctor and Gamble and also a personal pension which together were worth over £158,000. She was persuaded to open a SIPP and to transfer her pensions into that SIPP and thereafter invest over £149,000 in “investments” which subsequently failed. 

“Pension Justice pursued a claim on her behalf to the FSCS (Financial Services Compensation Scheme) and in February 2020 recovered £85,000.00 in compensation for our client, the maximum payable under the scheme.”

14% increase in first-time buy-to-let landlords

With the pandemic driving interest rates into the ground, it’s only natural that people are searching for a more lucrative return on their investments. 

Research by insurance and personal finance comparison experts Quotezone.co.uk reveals that 85% of those looking for landlord insurance own just one property – suggesting this is a buy-to-let investment rather than their full-time job.

The data, which covers a sample of landlord insurance quotes from 2019 to 2020, suggests redundancies and furlough has perhaps created an emerging trend of small and first-time landlords. 

Although the majority of the 19,000 landlords Quotezone.co.uk sampled have owned their property for five years or more, there is a recent spike emerging, with properties owned for ‘less than 1 year’ in Scotland seeing a 14% year-on-year increase during the pandemic. 

The data also showed that the average age of a landlord in the UK is 51 – these people are likely at least a decade from retirement and looking to invest their skills and savings in a more long-term asset that may offer higher returns than other investment options out there.

And with only 52% of landlords using cash to purchase during 2020, the lowest figure on record* – buy-to-let is an increasingly viable option for many UK buyers, even those with a relatively modest amount of capital to invest.

The average rent landlords can expect from their investments differs dramatically across the UK, with data from Statista revealing that Greater London has the highest average at £1,556, while the cheapest region is the North East where the average rent is just £539. The UK average is currently £832.

The best interest rate available from savings accounts currently stands at just 3%. By contrast, the average rental yield in the UK is currently 5.2%***, and buy-to-let property in some parts of the country even offers rental yields in excess of 7%.

However, there are overheads a landlord needs to consider such as a managing agent, utilities inspection reports and certificates, landlord licence (£500 every 5 years), safety equipment such as fire alarms and extinguishers and routine maintenance to the property.  Landlord insurance is another vital element but by comparing policies on comparison platforms, there are competitively priced policies available.

The research also showed that the majority of tenants were employed professionals followed neck-and-neck by short-term Airbnb lets and DSS / unemployed occupants.

“Covid has created a temporary shopping spree within the housing market with the government’s stamp duty holiday, however I fear this temporary boost in sales may be short-lived as the economic aftermath of the pandemic is yet to be revealed and the stamp duty holiday is due to expire at the end of next month.

“However rental properties haven’t gone untouched by the crisis with many tenants on furlough or facing redundancies and social distancing creating physical barriers to the properties making routine maintenance and repairs difficult. 

“It is perhaps more important than ever to ensure landlord insurance policies are thorough, accurate and up to date so that landlords are fully protected should a claim be needed.”
