Planning permission secured for 172 new homes at Millerhill

Cruden Homes and Mac Mic Group get green light for landmark Millerhill development

Two of Scotland’s most established property companies, with a combined 181 years of expertise, are set to invest into the thriving community at Millerhill, just south-east of Edinburgh.

Cruden Homes, with 81 years of innovation in homebuilding, and Mac Mic Group, marking its centenary next year, have secured planning consent for 172 energy-efficient new homes in one of Scotland’s most vibrant and best-connected new communities.

The Millerhill development is part of the wider Shawfair masterplan to create a new town on Edinburgh’s doorstep. The new development will include a mix of private sale, build-to-rent, and affordable housing, helping to combat Edinburgh’s ongoing housing emergency.

Work will start in early 2025, with the first phase of homes expected to be completed and ready for residents by the end of the year.

Both businesses have a strong local heritage, having been involved in the delivery of a number of new homes in the area in recent years. This latest development includes a range of houses and flats for private sale, offering an impressive selection of two-bedroom flats, two- and three-bedroom terraced and semi-detached homes, four-bedroom townhouses, and four- and five-bedroom detached properties.

Additionally, a number of houses and flats are to be retained by Mac Mic Group as part of its longstanding rental portfolio, offering an important alternative for home seekers. Thirty-five homes, consisting of six houses and 29 flats, will be affordable, providing much-needed options for local families and individuals.

Nestled in the desirable Millerhill area, this thoughtfully designed development combines the appeal of country living with exceptional transport links to Edinburgh, the Borders, and beyond. Residents will enjoy a new neighbourhood with landscaped streets, carefully planned frontages, extensive landscaping throughout and a tree-lined corridor.

The new homes lie within easy reach of the vibrant new Shawfair town centre, with a health club, offices, shops and places to eat, and are well served by excellent local schools and plentiful landscaped green space, woodland paths and open water. The development is close to Shawfair train station and benefits from a network of cycle and walking paths, providing an abundance of sustainable transport options.

All of the new homes will incorporate a cutting-edge district heating system, providing a low-carbon solution for heating and hot water. This innovative heat network eliminates the need for individual boilers and significantly reduces carbon emissions.

Kevin Reid, Executive Chairman of Cruden, said: “We are delighted to take forward this fantastic new development at Millerhill in partnership with Mac Mic Group. Not only will it deliver much-needed new housing across all tenures, but it will also add to an already vibrant, sustainable community that offers the perfect blend of connectivity, green spaces, and excellent amenities on the doorstep.

“Work will start early next year and will deliver a blueprint for quality, energy-efficient new homes that are perfectly suited to the needs of modern living.”

Andrew Mickel, Group Director of Mac Mic Group, added: “2025 marks our centenary year in the land and property sector and Mac Mic is proud to continue our legacy of quality placemaking on this important development in partnership with Cruden Homes.

Millerhill, and the wider Shawfair area, offers the best of country living, just 15 minutes from Waverley Station, making it an increasingly sought-after neighbour to the Capital.

Edinburgh is facing a well-documented housing emergency, and this innovative new development will be part of the solution, providing a diverse range of high-quality homes, including affordable housing, private rental options, and homes for sale.”

Green light for regeneration in north Edinburgh (again!)

Plans for the largest regeneration project of its kind in Scotland for a new environmentally friendly coastal town in Edinburgh have been given the go ahead by the Capital’s planning authority.

The Council’s  Development Management Sub-Committee today unanimously agreed a planning application for the first phase of the £1.3bn regeneration project to transform Granton Waterfront.

Today’s decision gives the go ahead for 847 ‘net zero ready’ homes to be built in partnership with Cruden Homes on the city’s largest brownfield site.

These warm, energy efficient homes will be a mixture of social rent, mid-market rent and homes for sale catering for families and those who require wheelchair accessibility.  The new development will create attractive local living for residents by providing capacity for a new primary school and a low carbon heat network.

There will also be commercial units, active travel routes and other sustainable transport infrastructure as well as attractive public and open space.

This exciting first phase of regeneration in Granton Waterfront will be delivered from 2025 to 2032.

As part of the Council’s strategy to address the city’s housing emergency 45% of the homes will be affordable.

The Council’s regeneration plans are already well underway at Granton Waterfront with some early projects taking shape.

Tenants are already moving into 75 new ‘net zero ready homes’ for social and mid-market rent at Granton Station View  with over 400 ‘net zero ready’ homes for social rent, mid-market rent and homes for sale at Western Villages due to become available next year.

A further 143 ‘net zero ready’ social and mid-market rent homes at Silverlea are also due for completion in Summer 2026.

At the heart of this nationally significant development of Edinburgh’s coastline sits the Granton Gasholder now known as ‘Gas Holder 1’.

A new public park is almost complete within its frame and as the scaffolding has been removed following restoration, it is once again a spectacular focal point in the area. Another historic building, the former Granton Station, has been refurbished and it now has its own square.

Council Leader Cammy Day said: “This is welcome news for Edinburgh as we can now continue our exciting plans to transform the north of the city into a thriving environmentally friendly new neighbourhood which people will want to call home, work in and visit.

“I’m really excited to see this milestone achieved, as we are one step closer to delivering a first phase of regeneration in Granton Waterfront.

“When putting the planning application together we consulted local people every step of the way including those living in established communities nearby as well as other interested groups. Today’s decision will allow us to bring together those we listened to in these communities with new residents.

“After declaring a housing emergency last year it is vital that much of the housing provided will be affordable. Using the latest advances in technology the homes will also be energy efficient keeping bills down for our tenants as well as helping the city to transition to net zero and meet our other climate goals.

“This £1.3bn project is the largest regeneration scheme of its kind in Scotland. It is a once-in-a-lifetime chance to bring communities together,  with affordable energy efficient housing to live well locally with access to shops, cultural, leisure and education and health facilities and job opportunities all nearby.

“We’ll also make sure Granton Waterfront has excellent active travel and public transport links to rest of the city and beyond as well as to the many established communities already in the area.

Fraser Lynes, Managing Director of Cruden Homes, said: “This development represents a significant leap toward meeting Scotland’s growing demand for high-quality, energy-efficient housing of all tenures, and the planning outcome marks a major milestone for the project.

“In partnership with the City of Edinburgh Council, our work at Granton Waterfront will deliver a diverse range of sustainable new homes designed to meet the community’s evolving needs. By pioneering innovative net-zero solutions, Granton Waterfront is set to become a model for future housing developments across Scotland.

“At Cruden, we’re proud of our long history of building more than just homes; we’re fostering vibrant communities built to endure and flourish, setting a new standard for housing that truly serves both people and the environment.”

New ‘coastal town’* for Edinburgh reaches next major milestone

(* IT’S GRANTON WATERFRONT!)

Following extensive consultation, plans for the first phase of a £1.3bn sustainable new coastal town at Granton Waterfront in Edinburgh are available to view on the Council’s Planning Portal.

In partnership with Cruden Homes, the Council plan to transform part of the Capital’s largest brownfield site into an exciting new development comprising over 800 net zero homes, capacity for a new primary school and low carbon heat network, commercial units, active travel routes and other sustainable transport infrastructure as well as attractive public and open space.

At least 35% of the homes will be of affordable tenure.

Warm, energy efficient, family and wheelchair accessible homes will connect to a  low carbon heat network, delivered by Vattenfall Heat UK Ltd.

At the heart of this nationally significant development of Edinburgh’s coastline sits the iconic Granton Gasholder currently being restored to become a public park as well as several historic buildings including the former Granton Station, which has been refurbished and now has its own public square.

Council Leader Cammy Day said: “We’ve been consulting with people every step of the way to deliver this project. I’m really pleased that after listening to feedback from the local community and others interested in the area, the team has submitted plans for the largest regeneration project of its kind in Scotland at Granton Waterfront as part of the £1.3 billion regeneration.

“To deliver our net zero targets for the Capital, sustainable regeneration is so important and every element of this development has been designed with that in mind.

“We have a once-in-a-lifetime opportunity to build a 20-minute neighbourhood completely from scratch which includes affordable net zero homes, shops, cultural, leisure and education facilities all close by.

“Our plans show how the new neighbourhood will link to the rest of the city and beyond as well as to the many established communities nearby.”

Fraser Lynes, Managing Director of Cruden Homes said: “We have thoroughly enjoyed working closely with the Council, local community and key stakeholders to create a transformational design that reconnects the Capital to the Firth of Forth.

“This landmark, landscape-led development of Edinburgh’s coastline takes a fresh approach to urban regeneration which will create an exciting new coastal community set to become one of Europe’s largest waterside amenities.

“Moreover, the delivery of 847 much needed, high quality and sustainable new homes across all tenures will make an important contribution to alleviating the well documented housing emergency.”

Housing Minister visits Longniddry Village

On Thursday, (6th June), the Scottish Minister for Housing, Paul McLennan, visited Longniddry Village, an award-winning development from Places for People and Cruden Homes in association with Wemyss and March Estates.

Located on the East Lothian coast, the development’s current success represents the value and positive influence of multi-tenure communities in Scotland.

During the Minister’s visit, he met representatives from the development and discussed how working together on mixed-tenure developments like Longniddry Village enables the creation of thriving communities and provides solutions to Scotland’s housing crisis, where 110,000 households are currently on the waitlist for social housing.

In research recently commissioned by Places for People, three-quarters of Scotland respondents believe new developments should be multi-tenure and over 80% believe they should offer community facilities, such as cafes, restaurants, and shared social spaces.*

Named ‘Large Development of the Year’ at the Homes for Scotland Awards 2023, Longniddry Village comprises affordable housing as well as homes for private sale. This not only appeals to a range of prospective buyers, from first-time buyers to downsizers but also helps to support Scotland’s vision for everyone across the country to have a safe, warm, and affordable home that meets their needs.

The Minister’s visit involved a tour of Longniddry Village, where he saw the first phase of the development, which showed the delivery of outright sale, affordable rented housing, and older living properties.

This was followed by a tour of the ambitious conversion of the historic Longniddry Steading where a number of the commercial space are nearing completion, followed by the second phase of residential development, where he could see Longniddry Village’s mid-market rent offering and plans for other sales tenures.

Places for People understand placemaking and have successfully delivered mixed-tenure communities of blended development before, such as Tornagrain in the Scottish Highlands. The organisation understands that by focusing on this way of building it can remove the stigma of social housing and act as another way to address the housing crisis.

Colin Jack, Production Director for Places for People comments: “It was wonderful to show the Scottish Minister for Housing around Longniddry Village, where he could see our progress and witness the growing and friendly mixed-tenure community, who are enjoying their new homes in this idyllic setting.

“However, our main topic of discussion remained on the current housing crisis, and how we can work collaboratively to deliver the new homes required. With an overwhelming number of households on the waiting list for social housing, we need to find solutions that can support developers to build at the scale and pace required to address our housing shortages.

“At Places for People, we are committed to building new homes as we see it as our responsibility and will look to deliver 2,500 new affordable homes across Scotland in the next five years. As a social enterprise, all our profits are recycled back into the organisation, so we can focus on helping those struggling the most to meet their living needs.”

Housing Minister Paul McLennan said: “The new mid rent homes at Longniddry Village will play a valuable role in boosting Scotland’s affordable housing supply.

“Everyone deserves a warm and safe place to call home and these high-quality, energy efficient properties will help to meet the needs of the local community for generations to come.”
