Specialist business property adviser, Christie & Co, has announced the sale of Kildonan Lodge Hotel in Edinburgh. For nearly 30 years, the hotel has been run by Maggie Urquhart, who is now set to retire.

Located in the affluent suburb of Newington, Kildonan Lodge enjoys a large private plot which is within easy reach of Edinburgh city centre. The business is set in a large Victorian villa, which boasts grand period feature and comprises 15 letting rooms in a range of styles, from traditional with four-poster beds, to modern boutique.

Previous owner, Maggie Urquhart said: “I would like to thank all our guests, many who have stayed multiple times.  It has been a pleasure to meet you all and I wish you all the very best for the future. 

“To my staff, who became like family, thank you from the bottom of my heart for your loyalty and dedication in helping make Kildonan Lodge such a warm welcoming place to stay.”

One of Edinburgh’s oldest dental practices sold 

Specialist business property adviser, Christie & Co, has announced the sale of Bellevue Dental Practice in Edinburgh.

Bellevue Dental Practice is a three-surgery practice which offers high-quality NHS and private patient treatment, with a strong emphasis on promoting dental health and preventive care.

Established in 1913, it is reputed to be one of the oldest practices in Edinburgh. The exiting owner-Principals, Dr Martin and Dr Allison Rennie, who are the fourth generation of dentists operating from this site, undertook extensive renovations after taking the reins in 2000.

Their vision allowed the practice to go from a single operator to a three-surgery practice, with work also including a LDU and new staff areas. Since then, it has continued to flourish, building a reputation as one of the best practices in the city by offering excellent dental care to an ever-expanding private patient base.

The business is located in one of the most sought-after residential areas in Edinburgh; just a mile from the city centre and bordering the New Town, Bellevue, which is popular with young professionals and families alike.

Following a recent decision from Martin and Allison to retire, the practice has been sold to a first-time buyer.

Martin comments, “After an initial meeting with Christie & Co, they were able to advise on what we should expect to receive in the current market.

“With 12 interested parties in one day, with another five at separate visits, very quickly we had 10 excellent offers, all exceeding our initial expectations. We sold to an individual buyer with no tie-in.”

Joel Mannix, Associate Director – Dental at Christie & Co who handled the sale, comments, “Having had initial discussions with Martin and Allison during the pandemic, we worked together to form a marketing strategy to allow their exit from practice ownership.

“After launching the practice confidentially to the market, we received significant interest which included 20 viewings and a closing date resulting in 10 offers for the sellers to choose from. Interestingly, the vendors chose an offer that wasn’t necessarily the highest in terms of monetary value, but one that offered the best post-sale conditions.

“This outcome is typical of current market conditions in the Scottish dental market, which is another reason why it is so important to test the market rather than sell directly to a buyer. I wish Martin and Allison all the very best in their much-deserved retirement.”

Large former Edinburgh nursery sold to Mini Rainbows Limited

Specialist business property adviser, Christie & Co, has announced the sale of the former Melville House Nursery in Edinburgh.

Melville House Nursery was previously registered for up to 105 children aged from baby to school age. The now-vacant nursery, which occupies the ground floor of the property, was recently refitted and refurbished to a high standard and is located in an affluent area of Edinburgh, which is within walking distance of Morningside, Merchiston, Polwarth and Bruntsfield.

Previously owned and operated by Ms Meg MacLeod of Childcare Scotland Properties, the site was extended and fully refurbished before being brought to market. The property generated a high level of interest and attracted a number of operators throughout the Edinburgh and surrounding region.

Following a confidential sales process, the former nursery has been sold to large growing operator, Mini Rainbows Limited.

Ms MacLeod comments: “We purchased Melville House in 2003 and opened it in 2004. After 33 years, it was time for me to semi-retire, relax a bit, and spend more time with family.

“Both myself and fellow Director, Yvonne McDowall, wish Mini Rainbows every success in their new venture!”

Pilrig Nursery sold to ICP Education

Established in 2014, Pilrig Children’s Nursery provides care for up 69 children aged six months to five years. It is ideally located in the heart of Edinburgh City Centre and, over the years, has established an exceptional local reputation for providing high-quality childcare.

Owned and operated by Jen and Eamon Hegarty since 2014, the nursery boasts a strong overall performance and impressive occupancy levels post-pandemic which have since exceeded that of late 2019/early 2020 as the setting continues to go from strength to strength. Jen and Eamon have now taken the decision to retire from the sector and allow a new owner the opportunity to take the nursery to the next level.

Following a confidential sales process, the setting has been sold to ICP Education, the biggest new entrant to the Scottish market.
